SUBJECT: BRAZOS VALLEY CHURCH OF CHRIST - Final Plat
Staff reviewed the above -mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by any Monday at 10:00 a.m., your project
will be placed on the next available Planning and Zoning Commission meeting held in the City
Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copy of the revised final plat;

STAFF REVIEW COMMENTS NO. 1
Project: BRAZOS VALLEY CHURCH OF CHRIST (FP) - 12-00500106
PLANNING
1. Remove Norton Lane from the boundary (dark line) of the plat. This revision will
include modifications to the metes and bounds description, the lot corner markers,
and the survey monument. This Partition Tract is currently owned by multiple parties
and is not a part of this development. In order to include it on the Final Plat all
owners would need to sign the Final Plat Application, Final Plat and they will need to
be included in the title block.
2. The Preliminary Plat approved in 2007 that granted a waiver to sidewalk
requirements has expired. Therefore it will be necessary to revise the Final Plat
application to include a Waiver Request to Subdivision Regulations and pay the
associated Waiver Request Fee in order to not construct sidewalks along Wellborn
Road. Staff will be in support of the waiver based on the previous Planning and
Zoning Commission decision to approve the request, but the current Planning and
Zoning Commission has the authority for final approval/denial in this request.
3. The plat currently includes three Certificates of Ownership and Dedication. Please
clarify if it is necessary for all directors of the Brazos Valley Church of Christ to sign
documents. If everyone must sign the documents, the Final Plat Application will
need to be revised to also include their names and signatures and they must also be
listed on the Final Plat in the title block. However, if they do not need to sign the
documents, please remove the two extra Certificates of Ownership and Dedication.
4. Revise the Certificate(s) of Ownership and Dedication to include the last sentence
stating: All such dedications shall be in fee simple unless expressly provided
otherwise. Also, remove are from "and whose name are subscribed hereto" and
replace it with the word is.
5. Revise the Approval of Planning and Zoning Commission to state Certificate of
Planning and Zoning Commission.
6. Revise the Certificate of County Clerk to include "State of Texas, County of Brazos"
as shown in Section 8.8 Certifications in the Unified Development Ordinance.
7. Correct the distance for the south property line to be 628.41 feet on the Final Plat so
it will match the distance listed in the Metes and Bounds. The current number of
606.90 may be listed adjacent to the boundary, which when added to 21.50 of ROW
dedication, gives the entire measured distance.
8. Revise the ownership for the tract currently listed as Betty Albright Bathelor to
Stanley & B M Riley Krenek and the tract for Jehoon & Manique Youm Park to Juan
J and Hee O Rocha.
9. Please note that any changes made to the plans, that have not been requested by
the City of College Station, must be explained in your next transmittal letter and
"bubbled" on your plans. Any additional changes on these plans that the City has not
been made aware of will constitute a completely new review.
10. Please note that you may be required to submit paid tax certificates if they are not
current prior to the filing of your plat.

ENGINEERING COMMENTS NO. 1
1. Please show and label the existing 20-ft PUE (V.9075, P.13) along the front of
property.
2. Why is the distance along the southern property line different from that on the
preliminary plat?
3. Please add a note regarding maintenance responsibility of Norton Ln.
4. Please provide a 20-ft rear lot PUE.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes or
provides descriptive easements for electric infrastructure as designed by CSU for
electric lines (where applicable, including street lights)
2. Developer will be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
3. The following easements will be required: Show 10' easement each side of the
existing single phase overhead electrical line. 20' easement total.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing
devices and extend as required.
5. If conduit does not exist at designated transformer or other existing devices,
developer will furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc)
per CSU specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design
(pull boxes and secondary pedestals provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan.

9. Developer provides load data to CSU as soon as it is available to avoid construction
delays. Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide
electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and
conduit routing as designed by CSU.

ENGINEERING COMMENTS NO. 2
1. (Repeat) Please show and label the existing 20-ft PUE (V.9075, P.13) along the front of property. It
looks like the easement actually curves slightly towards Wellborn in the area where the ROW
is located. Please revise.
2. (Repeat) Please add a note regarding maintenance responsibility of Norton Ln. Since Norton Ln.
has been removed from the bounds of the plat and the church will not be taking access from
the driveway, the note is no longer necessary and should be removed.
