The Drainage Report and plans are approved except for one issue. There is a PDE along the rear of the property. Th is PDE, which extends from Lot 2 Block 2 to the old ROW of N. Graham, appears to be for drainage into a inlet box in the old ROW. This is the first project along Wellborn to utilize this PDE. No one to date has graded the PDE to drain down to the inlet box. If drainage is dumped into the PDE in its current status, numerous private yards to the east will be inundated. Please provide a grading plan for this purpose. 2. TXDOT Permit has been forwarded. Carwash in College Station. This drainage analysis is provided to demonstrate that the final design for the site complies with the City of College Station Drainage Policy and Design Standards (DPDS) by controlling runoff from this site. LOCATION: The site is located approximately 500' southeast of the intersection of Rock Prairie Road and FM 2154 (W ellbom Road) in College Station. The northwest property line adjoins property owned by A. & G. Williams Family Partners, Ltd. The northeast is bordered by A&M Presbyterian Church and the southeast is bordered by undeveloped property owned by Begonia Corporation. Wellborn Road and the Union Pacific Railroad border the site to the southwest. DESCRIPTION: The site encompasses an area of 1.323 acres. The site is generally open pastureland with a few small clusters of trees. Natural drainage is toward the east corner of the site. Stormwater from this site drains into Lick Creek and ultimately the Navasota River. This site is not located in a 100-Y ear Flood Hazard Area according to the FEMA Flood Insurance E..ate Maps for Brazos County, Texas (Map Nos. 48041C0182C effective July 2, 1992) An excerpt of this map is shown in Exhibit A. DRAINAGE DESIGN CRITERIA: The proposed drainage system is designed in accordance with the City of College Station's DPDS. Flow calculations are based on the Rational Method. Pipe sizes were determined using Manning's Equation with an "n" of 0.014. The storage routing for the detention pond is based on a triangular hydrograph. Exhibit B-1 shows the pnxlevelopment drainage areas. STORM DRAIN FACILITY DESIGN: The proposed design allows most of the runoff from the site to be captured in the driveways and parking areas where it is directed into curb openings and flumes that lead to the detention facilities. Exhibit B-2 shows DRAINAGE ANALYSIS Jamison Carwash Site Plan the post-development drainage areas. Runoff calculations for each drainage area are computed using the Rational Method and are shown in Exhibit C-1. DETENTION FACILITY DESIGN AND ANALYSIS: Storage routing for the detention pond is based on a triangular hydrograph and a time base of 3 * Tc, with the peak flow occurring at the time of concentration. The storage routing is performed in Microsoft Excel using the storage indication curve method. The storage volume is computed using the trapezoidal approximation of volume. The pond is analyzed for the 5, 10, 25, 50, and 100 year storm events. The outfall structure for detention pond #1 is a 10" pipe and the top of berm elevation is 332.50'. The outfall structure for detention pond #2 is an 8" pipe and the top of berm elevation is 332.00'. The following summary table gives the pre-development and post-development flows to demonstrate that the post-development flow will be equal to or less than the pre-development flow.
