The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by any Monday at 10:00 a.m., for further staff review of your plat. One (1) 24”x36” copy of the revised final plat; One (1) copy of the digital file of the final plat on diskette or e-mail to pdsdigitalsubmittal@cstx.gov; and The Mylar original of the revised final plat with the owner and County Judge’s signatures (will be required after the County’s approval). Upon receipt of the required documents, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. Please note that a Mylar original of the revised final plat will be required after County approval and prior to the filing of the plat. Once we receive a response to these comments and we have received written confirmation that you would like to change to a minor plat, we will refund the $232 difference in application fees ($932 final plat - $732 minor plat). Revise the Vicinity Map to state the street name as Batts Ferry Road, not Botts Ferry Road as currently listed. Revise the title block to state the owner’s name as James M. Carter, not James M. Cater as currently listed. Revise both Certificates of Ownership and Dedication on line three so that they say “whose names are subscribed hereto”. Revise the Certificate of County Clerk on line three to say Official Records instead of Deed Records, as this is a error in the Unified Development Ordinance. Because this is a minor plat the Certificate of Planning and Zoning Commission should be removed and replaced with the Certificate of City Planner. A Certificate of Approval will need to be added to the plat because it is in the ETJ. The title block for this minor replat should appear as: FINAL PLAT of the River Place Subdivision Phase Two Lot 15R, Block 1 Being a Replat of River Place Subdivision Phase Two Lot 14A & 15, Block 1 The Original Plat shows a 20-foot dam (V. 4178, P.311) that runs concurrently with the 10-foot pedestrian and sidewalk easement abutting the River Place Lake lot. Please show this easement on Original Plat and also on the Replat if this portion was not abandoned The Original Plat shows a 10-foot pedestrian and sidewalk easement running along the shared lot line of Lots 14A and 15 that must be shown in the same location on the replat. Please note that you, the applicant, are responsible for scheduling the plat for consideration by the County Commissioner's Court and for getting the County Judge's signature on the Mylar after they approve the plat. Please note that any changes made to the plans, which have not been requested by the City of College Station, must be explained in your next transmittal letter and “bubbled” on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. Reviewed by: Teresa Rogers Date: August 14, 2012  BRAZOS COUNTY These comments were emailed to the applicant on August 13, 2012: This office has reviewed a final re-plat of the subject lot – submitted to us for review by City of CS Development Staff. We do not concur with the proposed Min FF of 228 shown for the subject lot.  As mentioned in Note 3 of the replat submittal, a portion of the subject tract lies within the 100 year Floodplain.  The floodplain is mapped as a Zone A and subject to interpolated elevations based on contours.  All information available to us show that the BFE follows the 230 Elevation Contour in the adjoining area.  Brazos County has a new Flood Plain Ordinance which went into effect with the May 16, 2012 FIRM’s.  Brazos County now requires a 2 foot freeboard above the BFE. To be in compliance with the Ordinance, the minimum FF Elevation show for replat of this lot should be Elev 232.  Please let me know if you have any comments or questions.  Reviewed by: Alan Munger, P.E. Date: August 13, 2012 ENGINEERING COMMENTS NO. 1 Pages 5 & 7 of the application need to be signed by the owner and surveyor, respectively. Please provide a copy of the separate instrument releasing the dam maintenance easement (V.7941, P.145). Additionally, please indicate how access for dam maintenance will be accommodated. Please provide a 10-ft PUE along the rear and sides of the lot. This easement should be adjacent to drainage and slope easements where applicable. Please show the existing 20-ft PUE (V.4178, P.311). If you are proposing to relocate that easement, please verify that there are currently no utilities in the existing easement location. The signature page from our standard abandonment application may be used. Please provide written confirmation from Brazos County indicating that the maintenance easement is no longer necessary. Tie lot corners to the City’s horizontal control monuments.
