SUBJECT: LAKERIDGE TOWNHOMES (FP-REPLAT)
I reviewed the above -mentioned FINAL PLAT application and determined it to be incomplete.
The following is the preliminary list of items needed to complete the submittal so that staff may
conduct a thorough review. Please submit the following information by 10 a.m. on any Monday
for review that week:
As part of the proposed plat is a tract and a subdivision of land occurs, submit
a Preliminary Plan application for the subject properties. Please note that this
final plat application can be forwarded for review after the Preliminary Plan,
without waivers, is scheduled for Planning & Zoning Commission consideration;
Provide the $600 application fee for the Development Permit (DP); and
Provide two sets of civil construction documents with supporting documents for
the proposed public infrastructure.
Please be aware that if this application is not completed before Monday, October 22, 2012, i
will expire and a new application and fees will be necessary to continue the platting process.

SUBJECT: LAKERIDGE TOWNHOMES (FP - Replat)
Staff reviewed the above -mentioned Final Plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Once all comments have been
addressed and the following information submitted by 10:00 a.m. on any Monday, your project
will be placed on the next available Planning and Zoning Commission meeting:
One (1) 24"x36" copy of the revised final plat;
Thirteen (13) 11 "x17" copies of the revised final plat;
One (1) copy of the digital file of the final plat on diskette or e-mail to
pdsdigitalsubmittal(cDcstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. If all comments have not been
addressed your project will not be scheduled for a Planning & Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

ENGINEERING
1. Final Plat — Please provide a 7.5-ft PUE along the northern property line near Holleman Dr.
rather than the 5-ft PUE labeled.
2. Final Plat — It is apparent that access will be shared with Lot 2 along Hollemen Dr. Please
show a cross -access easement to this lot.
3. (Repeat) Please provide a cost estimate for the waterline, letter of acknowledgement, NOI,
and water/fire flow report. FYI ... The NOI may be submitted by the contractor when the
DP is signed.
4. (Repeat) TxDOT permits will be required for the sidewalk within the TxDOT right-of-way.
Please submit 5 copies of the plans and application. FYI ... The plans will be approved
conditionally. No work may commence in TxDOT right-of-way until TxDOT permits
are issued.
5. (Repeat) Add a note at the water/sanitary sewer crossing noting TCEQ requirements.
Please add a note to center a joint of waterline at the sanitary sewer crossing.
6. (Repeat) Sh.01 — Please provide plans for the water looping between the existing waterlines
within the Lakeridge development to the existing waterline along the east side of Holleman
Dr. We need to avoid having dead-end lines without means of flushing the lines.
Please end the lines with blow -offs or end them at the tee/fire hydrant.
7. (Repeat) C1 — Please extend the sidewalk to the edge of the property line and to the signal
at FM 2818. Please extend the sidewalk to the north a little farther to the edge of the
northern property line (or rather the projection of the property line into the ROW).
8. (Repeat) FYI... Additional Development Permit Fee in the amount of 1 % of the total public
infrastructure cost will be required. Based on the current cost estimate, the DP fee
balance is $357.43. If the plans and cost estimate change in any way, this fee balance
will need to be adjusted as well.
9. (Repeat) FYI ... All public infrastructure required for the plat will need to be built or surety
provided for it prior to the plat being scheduled for P&Z. We currently have surety for part
of the sidewalk from the previous final plat ($35,040). Based on the current cost
estimate of $95,743.85, the balance of the surety that needs to be provided for the plat
is $60,703.85. This surety needs to be provided no later than Friday, December 14 in
order to remain on the December 20' P&Z meeting agenda.
10. (Repeat) FYI... The signed & sealed construction plans will be required for stamping.

Please remove/revise the 'person(s)', 'name(s)', 'is/are', 'he/they' from the Certificates of
Ownership and Dedication.
The Approval of Planning and Zoning Commission should read "Certificate of Planning and
Zoning Commission". Please revise.
Please provide the ownership information for the Abandoned RR ROW.
Note: Any changes made to the plans which have not been requested by the City of College
Station, much be explained in your next transmittal letter and "bubbled" on your plans. Any
additional changes on these plans that have not been pointed out to the City will constitute a
completely new review.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
SITE PLAN/PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version
of plat and / or site plan as soon as it is available. Email to: sweido(cDcstx.gov.
LOAD DATA: The developer will provide load data to CSU as soon as it is available. This
information is critical for CSU to accurately determine the size and number of transformers,
and other equipment, required to provide service to the project. Failure to provide load data
will result in construction delays and, due to clearance requirements, could affect the final
building footprint. Delivery time for transformers and other equipment not in stock is
approximate 26 weeks.
3. EASEMENTS: Developer provides temporary blanket easement for construction purposes
and upon completion of project must provide descriptive easements for electric infrastructure
as designed by CSU.
4. EASEMENTS: Developer provides descriptive easements for electric infrastructure as
designed by CSU, as shown on plat or site plan.
5. If easements are existing, the developer will be responsible for locating easements on site to
insure that electrical infrastructure is installed within easement boundaries.

GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.

4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other
device, per CSU specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull
boxes and secondary pedestals provided by CSU.
8. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing
as designed by CSU.
