Erika & Morgan,
I received these comments. Two (2) items real quick jump out as follows:
1. Planning Comment #2: Morgan, if it is agreeable with staff please extend the application of S3/P1 till 12/31/12.
The developer is hoping to cut the contractor loss on S3/P1 along with these phases once the Castlegate sewer
alignments have been nailed down. However, the extra time would definitely be beneficial;
2. Engineering Comment #4 (Construction Drawings) —This is a BIG surprise. Please see the email attached. The
developer moved forward based on this information.

Rabon,
Those private drains are a little difficult to find on GP-01, but that will work. I do need a detail showing how the private
drains will tie into the public J-boxes. This will need to be inserted into each set. Detail already shown on sheet MD-01.
Also, there needs to be a note referencing how cross -lot drainage on Lots 52-63 is being handled. Let me know if you
would like me to put the sets up front for you to make those revisions. Can you add a note to this sheet as follows
"Building construction on Lots 52-63, Block 2 shall be graded to accommodate positive rear yard drainage to the future
alley of Section 1A, Phase 4B.
The revised sewer report sheet is fine.

Rabon,
I still have a couple of comments that hopefully can get cleared up quickly. In the sets of plans for stamping, I still don't
see how the private cross -lot drainage is being handled. I thought ADS pipe was going to be added and tie into junction
boxes.
Also, in order to approve this set up plans prior to the lift station improvements, we will need an addendum to the
sewer report. It is my understanding that the proposed flows are acceptable based on use of a lower peaking factor, so
that needs to be stated in the revised report, as well.

Flow Determination Notes:
1) Residential density is at 2.67 capita/Dwelling Unit;
2) Commercial uses were estimated at 30 capita/acre;
3) Average Daily flows, for each use, were assigned per Table III -"Average
Wastewater Generations" per the UTSDS;
4) Peaking factor of 4.0 was applied to the Average Daily Flows to determine
the Peak Flow which is used for line sizing;
3.3 Hydraulic Modeling & Methodology:
As allowed in the UTSDG, a hydraulic computer model was used to determined flow
results for the proposed sanitary sewer collection lines. The hydraulic analysis and
corresponding results were determined by using the WINSTORM hydraulic program, for
stormwater modeling. Though this TxDOT program's typical use is for modeling gravity
stormwater systems it can easily be applied for hydraulic modeling of gravity sewer
systems. Peak sewer flows were directly inputted at manholes in lieu of flows being
generated by hydrological equations at logical locations along the proposed sewer lines.
3.4 Modeling Results & Conclusions:
Using the original WINSTORM model and expanding it to include Creek Meadows —
Section 4, Phase 3A & 4, sanitary sewer flows were input into the proposed sewer system
and it was determined that the proposed expanded system has adequate capacity.
WINSTORM Hydraulic Analysis Data, as resulting from sanitary sewer analysis, is
contained in this report in the "Attachment" portion. Resulting summary information is
illustrated below in Table #4 — Sanitary Sewer Summary.
As report above in Table #3 there are 371 dwelling units either Dlatted or nermitted for
platting (which includes Section 4, Phase 3A & 4). These dwelling units will be the
equivalent of 0.73 cfs (327 gpm) at Peak Flow (PF=4). Utilizing a PF=3 (PeakingFactor
actor
for design capacity of the lift station system) the flows are reduced to 245 gpm. The
subdivision Lift Station has a firm pumping capacity of 315 gpm (and receiving s sy tem
of Castle Gate) which illustrates that this flow will be acceptable for the current pumnine
system.

Erika,
Per the 2010 Creek Meadows Lift Station Report performed by Mitchell and Morgan, a peaking factor of 3 is acceptable
for the existing and proposed Creek Meadows lift station. All sanitary sewer mains within the Creek Meadows
subdivision, however, should be designed to convey peak flow using a B/CS Unified Design Guideline peaking factor of 4.

Attached is the revision that Rabon made to the sanitary sewer report for Sec.4, Ph.3A & 4. Are we interpreting the
reduced peaking factor of 3 to apply to the capacity in the downstream line, the existing & proposed lift station, and
existing & future development in Creek Meadows? In short, is this an across the board reduction in the peaking factor
for Creek Meadows (existing and future)?
