SUBJECT: Duck Haven Phase 6 - Preliminary Plan
Staff reviewed the above -mentioned preliminary plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Once all comments have
been addressed and the following information submitted by 10:00 a.m. on any Monday, your
project will be placed on the next available Planning and Zoning Commission meeting:
One (1) 24" x 36" copy of the revised Preliminary Plan; and
Thirteen (13) 11"x 17" copies of the revised Preliminary Plan.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. If all comments have not been
addressed your project will not be scheduled for a Planning & Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Staff Review Comments — No. 1
Duck Haven Phase 6—12-00500169
PLANNING
1. All previous approvals for this subdivision have expired, as it is more than 5 years from the
first application, and the remainder of the tract no longer qualifies for vesting to the previous
ordinance. Please revise Page 2 of the application to show that this project is not vested to
any previously submitted projects. The review of this application is subject to the current
ordinance.
2. Please include the remainder of the Duck Haven tract so that all unplatted portions are in
this Preliminary Plan. Please revise the application accordingly.
3. Please be aware that Parkland Dedication is $1,261 per lot and will be required at final
platting.
4. This Preliminary Plan will need to connect to Broken Spoke Way in Saddle Creek Phase 11
and Vintage Oaks Court in Saddle Creek Phase 6. Additionally, please provide a street
projection to the Wade tract to the Northwest.
5. As there are more than 30 lots off of one street access, a second access will be required
before any new lots can final plat.
6. Please provide labels for the surrounding phases.
7. Please bold and revise the City Limit line on the Vicinity Map. Please revise to show that
Phase 6 connects to Wigeon Trail.
8. Phase 1, Block, 1, Lot 3 is Lot 3R. Please revise this label.

ENGINEERING
1. Please provide a note that states that this phase will meet fire flow requirements.
2. Please provide a temporary turn around with a temporary access easement at the end of
Wigeon Trail Drive.
3. Please tie a corner of the property to a City of College Station Monument.
4. Will a 6" waterline, be sufficient for future development?
5. Please label the elevations on the contours.
6. Please use the FEMA maps updated on May 16, 2012 when determining if the property lies
within the 100-year floodplain and update your note to reflect this.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. This project location is outside of CSU certification area. CSU will not provide electric
service to this project location.
