The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by any Monday at 10:00 a.m. for further staff review: City of College Station Transmittal Letter; Memo providing written responses to all of staff's comments (identify the specific page that each comment was addressed on or the reason for not addressing the comment); Four (4) revised site and one (1) landscaping plan; One (1) 11x17 grading and erosion control plan; Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Provide a general note on the site plan that ground -mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. ;,, ,, Csd bit : , al ,.. Provide an addtional zoomed in view of only the Splash Pad area to show additional detail (ie seating areas, landscaping, fencing, drains, etc). Revise the Key Map to be a vicinity map showing the general location of the subject property in relation to existing streets in College Station and to its City limits. No scale is required buy a north arrow must be included. Add the Owner's name, address, and telephone number to the Title Block. §P Revise the scale given on the site plan, as it does not measure correctly. tovide the property owners and zoning information of abutting parcels to the northeast and r northwest of the Southern Plantation Homeowner's property. Please include some type of line on the site plan distinguishing where the existing concrete ,area ends and the new splash pad area will begin. Please also reduce the Decatur Drive street side setback to 15'. %6Increase the label size font for the entire site plan so measurements are more legible. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Please label the existing PUEs with the following recordation information: Volume 590, Page 251. 2. Clearly show the existing & proposed portions of the project. 3. Please provide a more detailed grading plan with spot elevations for the proposed area. 4. Please show arrows indicating the direction of the drainage.
