The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by any Monday at 10:00 a.m. for further staff review: City of College Station Transmittal Letter; Memo providing written responses to all of staff's comments (identify the specific page that each comment was addressed on or the reason for not addressing the comment); Seven (7) complete sets of site civil construction documents for the proposed development with the revised site plans attached (one set will be returned to you, please submit additional copies if you want more than one approved set); Two (2) revised site plans; One (1) 11x17 grading and erosion control plan; Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. The application needs to be signed. Please provide the property owner's signature on page 4. 2. Revise the title block to include the name, address, and telephone number for the project applicant, owner, and engineer. Add the submittal date to the title block. Revise the site plan to include the ownership and zoning of this parcel and all abutting parcels. Provide a general note on the site plan that states the following: Signs are to be permitted separately in accordance with the City of College Station Unified Development Ordinance. Provide a general note on the site plan that states the following: Exterior structure and site lighting will meet the standards of Section 7.10 of the Unified Development Ordinance. The light source shall not project below an opaque housing and no fixture shall directly project light horizontally. Fixtures will be mounted in such a manner that the projected cone of light does not cross any property line. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Please provide a detail for the proposed curb. Please provide a legend for the site plan. Please label all the lines/details on the site plan. Based on the information submitted it is not clear what each line represents. Is the roof encroaching into the PUE? Please show all the easements. I believe there is a 30' access easement at the rear of the property and a 20' PUE adjacent to this. Developer is responsible for furnishing and installing meter pedestal adjacent to above ground junction box. Not to exceed 5'. Service conductors from pedestal to ATM will be the responsibility of the developer. 5. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to: sweido@csbc.gov. 6. Developer provides load data to CSU as soon as it is available to avoid construction delays. 7. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as designed by CSU. 8. The zoning for the adjacent properties listed on page DT-A0.0 is incorrect. The zoning should be listed as C-1, not C-S. 2. Please verify the location of the underground gas storage tanks on the Site Plan and ensure that there is no conflict with the ATM location. 3.
