SUBJECT: AGGIELAND INN (FP) - Final Plat
Staff reviewed the above -mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Once all delinquent taxes have
been paid, all comments have been addressed, and the following information submitted by
10:00 a.m. on any Monday, your project will be placed on the next available Planning and
Zoning Commission meeting:
One (1) 24"x36" copy of the revised final plat;
Thirteen (13) 11 "x17" copies of the revised final plat;
Updated tax certificate showing all property taxes have been paid;
One (1) Mylar original of the revised final plat (required after P&Z approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to:
P&DS—Digital_Submiftal@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. If all comments have not been
addressed your project will not be scheduled for a Planning & Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. Please note that
a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing

PLANNING COMMENTS
1. Please note that this project is not considered complete, as a paid tax certificate has not
been provided. The delinquent taxes will need to be paid and new tax certificate provided
before this plat can be scheduled for consideration by the Planning & Zoning Commission.
2. In the Title Block the address of the owner should be corrected to Nottingham.
3. In the Certificate of the County Clerk please remove the word "Deed" and replace it with
"Official".
4. As required by the PDD, provide cross -access easements to the adjacent commercial lots.
This includes access easements to the Jack in the Box along Texas Avenue and Milliff Road
and the adjacent commercial property to the south along Texas Avenue.
5. Provide a copy of the deed restrictions and provide a note on the plat referencing them with
associated volume and page.
6. Please note that this plat will not be filed until proof has been provided that all liens against
the property have been paid and/or settled.
7. Please provide a document stating who is authorized to execute documents on behalf of
SGP Development, LLC.
8. Please provided documentation that the following easements have been abandoned:
Blanket Easement, Volume 98, Page 316, Deed Records, Brazos County, Texas; and
Volume 2349, Page 271, Official Records, Brazos County, Texas.

ENGINEERING COMMENTS NO. 1
1. Please show the current floodplain and floodway lines and remove old lines. Also, show the
BFE in this area.
2. Our GIS system indicates that a portion of the 20-ft PUE (V.188, P.295) was abandoned per
V.7815, P.129. Please verify.
3. What utilities are proposed for the two 15-ft PUEs? FYI... Construction documents will be
required for public water, sanitary, or storm sewer.
4. Please add a note establishing minimum finished floor elevations.

TxDOT COMMENTS
Date: March 12, 2012
Any future access drive will be required to meet TxDOT's current "Regulations for Access
Driveways to State Highways". Location must consider the posted speed and the distance
between existing, proposed and adjacent access points. Shared access with adjacent
parcels may be required to meet guidelines.
Appropriate data, including drainage, must be submitted and approved prior to any future
work/permits in State ROW.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. All easements on site are existing. Electric facilities will be designed within existing
easements. Or
2. Developer provides temporary blanket easement for construction purposes or provides
descriptive easements for electric infrastructure as designed by CSU for electric lines.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
7. Developer installs pull boxes per CSU specs and design (pull boxes provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to:
sweido@csbc.gov.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 24 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.

STAFF REVIEW COMMENTS NO. 2
Project: AGGIELAND INN (FP) - 12-00500042
PLANNING
1. Thank you for clarifying the purpose proposed easements. As such, this plat fits the
definition of a minor plat that does not need to be approved by the Planning & Zoning
Commission but can be approved administratively by staff. Once we have received written
confirmation and response to these comments, we will refund the $232 difference in
application fees ($932 final plat-$700 minor plat).
2. As this is a minor plat, remove the Certificate of Planning and Zoning Commission and
replace it with the Certificate of City Planner.
3. The private cross access easements have been provided. Their construction will occur as
this site redevelops and will ultimately connect through once the adjacent Jack -In -The -Box
site redevelops. Please provide a note on the plat that describes the purpose and
maintenance responsibilities associated with the proposed private cross access easements.
4. Please note that this plat will not be filed until a current, paid tax certificate has been
provided.
5. Please note that this plat will not be filed until proof has been provided that all liens against
the property have been paid and/or settled.
