After comparing the as-builts with the original design, it looks like there are a few issues that still need to be addressed. Starting around the temporary emergency access and continuing to the creek, the grades appear to be anywhere from 0.5-ft to 1-ft too high. Additionally, the flowline of the ditch seems to meander 5-ft or so toward Greens Prairie Tri., and t he berm near Shady Brook Ln. looks like it was built about 0.5-ft low. Not sure what happened t he first time, but hopefully the contractor can utilize survey equipment to avoid further busted elevations and a meandering centerline of the ditch. While the drainage and excess water on the commercial tract may be tolerable right now, we feel that this area really needs to be cut, re-graded, and day-lighted at the creek per plan in order to ensure proper drainage and avoid further flooding issues. We will be happy to issue an LOC for this work separately or, at a minim um, we will tie it to the LOC for Section 3, Phase 2. When the grading is complete, we will need 2 sets of as-built drawings including the contractor and engineer's certifications. Please let us know if you have any questions. If some water fans out in this area for now it will not adversely affect anything we are doing (and it appears after the heavy rainfall event a couple of weeks ago to be working fine anyway.) Provide additional flowline shots: ditch west towards and including main culverts at Greens Prairie and Royder, ditch eastward. Will be provided. 2. Design and construction should include ditch improvements all the way to noted western main culverts. May not be necessary. Will analyze; 3. Backwater impact from the creek. Statement of my opinion most likely will suffice; 4. A profile of the ditch improvements would be beneficial. Will provide; 5. Confirm there is not additional eastern area draining into subject ditch improvements. Drainage area is good; 6. Velocity for sheet flow of 0.25 ft/s appears low, increasing to 1 or 1.5 ft/s would likewise increase the flow. Adjust to 1.0 fps as a conservative approach; 7. Berms of 302.8 and 304.1 do not appear to be depicted with the proposed contours . Adjust if necessary (per comment #6); 8. Provide proposed min finished floors for lots adjacent to the ditch in future phase . Will provide; 9. This submittal did not provide analysis of the private drainage system installed in the rear of the lots. Not needed since the bar-ditch will be completely isolated during the 100-year event; 1 10. This should be an NO! not Site Notice to TCEQ. The signature pages of both were sent yesterday. Attached is the rest of t he NO!; 11. There should be a freeboard from the 100 yr water surface elevation to the berm and adjacent finish floors to account for a margin of error, clogging factor debris in culverts, etc. Disc ussed. The design includes 6" above the 100-year event and the conveyance of runoff will be wholly contained in the ba r -ditch; 12 .A consideration for how the future expansion of Greens Prairie Trail would accommodate this proposed drainage design. VE RY brief thoughts on piping will be illustrated on profile; 13.Confirm compaction and vegetation specs. Compaction efforts will be noted on berms.
