SUBJECT: Grace Bible Anderson Addition(SP)-Site Plan
Staff reviewed the above -mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information by any Monday at 10:00 a.m. for further staff review:
City of College Station Transmittal Letter,
Memo providing written responses to all of staffs comments (identify the specific
page that each comment was addressed on or the reason for not addressing the
comment),
Seven (7) complete sets of site civil construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set),
Two (2) revised site plans,
One (1) 11x17 grading and erosion control plan,
Easement Dedication Sheet and required documents (please note that the Site
Plan will not be stamped approved until the Blanket Easement, or all other
appropriate easements, have been dedicated to the City of College Station).
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are
comments that you are not addressing with the revised site plan, please attach a letter
explaining the details. If you have any questions or need additional information, please contact

Staff reviewed the above -mentioned site plan as requested. All comments have been
addressed and plans are ready for stamping. Please submit the following information by
any Monday at 10:00 a.m. for further staff review:

STAFF REVIEW COMMENTS NO. 1
Project: Grace Bible Anderson Addition (SP) — 12-00500067
PLANNING
1. Please show the zoning and legal descriptions of all abutting parcels. In Note 2, please be
more clear with addressing and zoning (Example — 700 Anderson St is zoned R-6 High
Density Multi -Family).
Please provide designation of different phases and identify any corresponding changes.
Please provide the volume and page number of all PUEs.
Please show all existing water lines.
Please show the width of proposed sidewalks and provide a cross-section detail.
Please provide a 6" monolithic curb around the new concrete area for the hammerhead turn-
around.
Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

ENGINEERING COMMENTS NO. 1
1. Please provide a Drainage Letter.
2. Since a fire hydrant is being installed, please provide a plan & profile drawing, Letter of
Acknowledgment, Cost Estimate, and Fire Flow Report.
3. FYI ... The site plan will need to be sealed prior to approval.
4. Our GIS system shows the following easements on site. Please verify:
a. 10-ft PUE (V.2320, P.225) — along Anderson, side, and back of main building
b. 20-ft PUE (V.2320, P.222) — at far southwest corner
c. 10-ft PUE (V.308, P.621) — along the Aurora Gardens property line
5. Show and label the existing fire hydrant at the front and back of the main building.'
6. Verify that none of the proposed development needs to be sprinkled.
7. Show and label the fire line and FDC serving the main building.
8. Show and label the fire lanes. Add note regarding striping or signage.

Staff reviewed the above -mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third
and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $932 processing fee will need to be submitted for the subsequent set of
three (3) reviews. Please address the comments and submit the following information by any

STAFF REVIEW COMMENTS NO. 2

PLANNING
1. In Note 2, please update the addresses to read 700 Anderson and 701 Anderson to avoid
confusion.
2. Thank you for labeling Phase 3; will there be a Phase 1 or 2? If so, please provide labeling
to indicate.
3. Some of the labels do not appear to be referring to anything on the site plan, including the
property line, dumpster, and the existing fire lane sign. Please create a boundary on the
plan (including drawing in the property line, dumpster shape, circle the existing fire lane
sign) to describe their location(s).
4. Rather than labeling the handicap parking, please provide a parking calculation to show how
the parking is distributed on site.
5. If trees are being removed from the site, please provide a landscape calculation to indicate if
the required number of points are still met.
6. Repeat: Please provide the width of proposed sidewalks.
7. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

ENGINEERING
1. Please include fire line striping and signage between the hammer -head and Anderson St.
2. Please show and label the right-of-way and property lines.
3. The proposed fire hydrant needs to be in a minimum 15-ft PUE. FYI... Easement dedication
application needs to be submitted prior to site plan approval and filed prior to CO.
4. An 8x6 tee and 8-inch valve on the existing line will be needed for the fire hydrant lead.
FYI ... The existing waterline is an old AC line, so extra caution should be used during
construction.
5. Please provide a profile drawing of the fire hydrant & lead from the 8-inch main to the fire
hydrant.
