Dear Teresa & Erika,
Attached are the revised sheets of the plans for your review (The Erosion Control Plan and Detail Sheets did not change
so I did not include in this email). Upon your approval, we'll have the required amount of plans sent in for stamping (7
sets as well as the extra Site, Landscape, & 11"x17' Grading & Erosion Control Plans). We'll also have additional sets for
stamping and return to JSA & KES. Please let me know your final review status at your earliest convenience.
Additionally attached is the revised cost estimate for the Class IV pipe.
Below is my response to the Round 2 Comments:
Planning:
1.The minimum parking setback distance from the R.O.W. to the curb of the parking lot is ten feet. Revise the Site Plan
to show this requirement has been met.
Site Plans Revised as well as site elements affected.
2.Please note that we are still waiting for a response to NRA comments pertaining to this project.
Clarified by Jason Kinnard via prior email
3.Please note that any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the
City has not been made aware of will constitute a completely new review.

Engineering:
1.Since minimum cover is not being provided over storm sewer pipe, Class IV RCP will be required. Please revise C3.1
and cost estimate to reflect this change.

An electronic submittal will be fine. I can just write in the changes on the copies for stamping. I do, however, still need
a revised cost estimate reflecting the pipe material change. This may also be submitted electronically for expediency.

Teresa —
We plan to revise the parking to comply with 7.9 B.6. rather than complying with 7.2.
Due to the time and expense already undertaken, and not wishing to delay the project even further, we feel it is not in
the best interest of our client to pursue a variance through ZBA.
When we discussed this originally on the phone today, I stated that this was item regarding the setback was not
previously noted on Staff Review Comments No. 1. You asserted that it was, and that Fred Paine had responded. I did
not have the comments directly in front of me at the time, but I have since reviewed them. Comment 3, to which we
were referring said, "Label parking setback distance from R.O.W. to curb of parking lot." In that statement, there is no
indication that we were required to meet 7.9 B.6 and not 7.2. Therefore, Fred Paine responded directly to the comment
by pointing out the areas where the dimension was already labeled. The Staff Review Comments No. 2 were the first
time it was made known that the setback should be greater than those found in Article 7.2.
With the possibility of the owner needing to pay another $932 processing fee if this next review is still not accepted, I
would like to request that these comments not constitute an official 3rd submission, but just a clarification to the last
submission.
Also, since all we are changing is a single dimension by 1' and changing a note for Class III RCP to Class IV, can we submit
this electronically, in .pdf form?

Fred,
I apologize for not citing the LIDO section in my comments. Please refer to Section 7.9 Non -
Residential Architectural Standards, Section B.6 Parking Lots "These requirements are in
addition to and not in lieu of the requirements established in Section 7.2 Off Street Parking
Standards. Where parking or drive aisles are located between the building and the public
right-of-way, there shall be a minimum ten -foot setback from the public right-of-way line to
the parking area or drive aisle."

Hello Teresa,
I just received a copy of your final comments for the BCS Regional Association of Realtors
site plan and offer the following in response to comment 1-Parking Setback:
UDO Section 7.2 Off Street Parking Standards, Section C.7 "Parking lots located within
fifteen (15) feet of a public right-of-way shall have a maximum of seven (7) contiguous
spaces separated by an eighteen- by twenty -foot landscaped island. All parking lots and drive
aisles shall be setback a minimum of six (6) feet from any public right-of-way."
Please clarify your comment requiring a 10' parking setback at your earliest convenience.
