The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by any Monday at 10:00 a.m. for further staff review: City of College Station Transmittal Letter, Memo providing written responses to all of staffs comments (identify the specific page that each comment was addressed on or the reason for not addressing the comment), Seven (7) complete sets of site civil construction documents for the proposed development with the revised site and landscaping plans attached (one set will be returned to you, please submit additional copies if you want more than one approved set), Two (2) revised site plans, One (1) landscaping plan, One (1) 11x17 grading and erosion control plan, Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please provide the site's address in the title block. 2. Please provide the Volume and Page number for PUEs. 3. The interior dimensions of the dumpster pad must be 12' x 12' on the interior, minus any bollards and/or gates. Please verify. 4. Please include a detail of the dumpster enclosure on the site plan. 5. All spots with wheel stops must be 20 feet in length. Please revise. 6. Please distinguish the phase line from the rest of the development. 7. Painted steel panel siding and galvanized steel is allowed on the rear fagade of buildings when the fagade is not visible from a right-of-way, unless the fagade is screened from adjacent properties. In this case, screening provided by shrubs will not be adequate along the rear of Building #2. Please revise. 8. A buffer must be provided along L6 per Section 7.6.F Minimum Buffer Standards. 9. Please provide a sidewalk and coinciding ADA ramps within the proposed parking areas. 10. Please replace Note #8 with the following: Exterior building and site lighting will meet the standards of Section 7.10 of the Unified Development Ordinance. The light source shall not project below an opaque housing and no fixture shall directly project light horizontally. Fixtures will be mounted in such a manner that the projected cone of light does not cross any property line. 11. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Please provide the following information in the title block: • Address, location, and legal description; • Name, address, and telephone number of applicant/developer. 2. The site must meet landscape requirements along the future street. Please provide calculations and revise. 3. Because the project is phased, please separate between streetscaping and landscaping between Phases 1 and 2. It is my understanding that copies have not yet been submitted for stamping. 3. Is the height and width of the armoring of the drainage ditch for the outfall pipe sufficient? Rock rip rap in roadside drainage presents maintenance problems. Please grout rock riprap in bar ditch. 4. Section A -A location not included in plans, only in drainage report. 5. Indicate maintenance responsibility of private diversion channel. 6. What is size and material of driveway culvert? Is it sufficient to handle additional flows from diversion channel? Please include an additional 7 canopy trees in this area. 2. The County is even in the process of changing to HDPE to address their concerns. That being said, we will allow the addition of a second CMP to your driveway with this particular project as long as you are aware that maintenance may be more of an issue than with RCP. If they come in to the site, they will connect to hydrant and open it full. Hydrant 2 may end up being the only one utilized for Phase 2 development.
