SUBJECT: Wellborn Business Park Ph 1 & 2 NRA Review
Staff reviewed the above -mentioned Non -Residential Architectural plans as requested. The
following page is a list of staff review comments detailing items that need to be addressed.
Please address the comments and submit the following information by any Monday at 10:00
a.m. for further staff review:
One (1) revised set of elevation drawings
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are
comments that you are not addressing with the revised elevations, please attach a letter
explaining the details. If you have any questions or need additional information, please call me

PLANNING
1. Please provide a site map for orientation of the building and indication of the Right of Way.
2. Please provide a description describing which building/phase, or buildings/phases, in the
plan the elevations are representing. Also, please indicate the buildings' total square
footage.
3. Per Section 7.9 of the UDO, two different architectural features are required every 45 feet
for sides facing the Right of Way and every 60 feet for all other sides. Please show that this
requirement has been met by identifying all proposed features.
4. Please identify colors as being Sherwin Williams.
5. FYI — the proposed sign locations will be subject to a separate sign permit process and must
comply with Section 7.4 of the UDO.
6. Please show the percentage of area for roll -up doors, doors, and windows (glazed area) in
each facades' total area percentage.
7. Roll -up doors are depicted on the rear of the building, but no driving surfaces are shown on
the site plan. Please provide explanation and/or revise.
8. On the front elevation, color #7037, Balanced Beige, is proposed as being used, but the
color chart shows color #7034, Status Bronze, is being used on the building; however, the
color is misnamed as Tony Taupe. Please revise to show what color will be used on the
buildings' fagade.

1. Please provide a note about what corresponding phase Buildings 1, 2, 3, and 4 will be
constructed. Please ensure that this matches the Site Plan. Buildings 1 and 4 appear to be
phased together and have the same building square footages. If they are constructed
together, please designate this on the plan.
2. Per Section 7.9 of the UDO, two different architectural features are required every 60 feet
for all sides not facing the right of way. Please show that this requirement has been met on
the Rear Elevation by identifying all proposed features.
