The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, February 27th, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, March 15th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Thirteen (13) 11 "x17" copies of the revised final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to: P&DS—Digital_Submiftal@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.csb(.gov/pz Please note that a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing of the plat. There is a sidewalk that was constructed with the Systek site plan that can be utilized to meet the sidewalk requirements. A Public Access easement will need to be placed atop this sidewalk in order to meet this requirement. 2. Illustrate the 24' cross -access easement. This easement follows the drive aisle and connects over to Lot 1 R. 3. (Replat-side) Provide volume and page number for the 10' PUE located along the eastern boundary. 4. Please label and show the boundaries of the drainage easement located at the rear of the property. 5. Provide acreages on "original plat". 6. Please remove the Certificate of City Planner, this certificate is not necessary. 7. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. It appears that a tax certificate needs to be provided for the new portion of the lot. 8. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter. Reviewed by: Matt Robinson Date: 2/20/12 ENGINEERING COMMENTS NO. 1 1. There is an approved LOMR 07-06-0545P that changed the previous shown floodplain on FEMA FIRM Panel 48041 C01 44 C. Please show the current floodplain and floodway lines and remove old lines. Also, show the BFE in this area. 2. Our GIS system shows the following PLIE's on this lot. Please verify: a. 10-ft PUE (V.279, P.431) b. 10-ft PUE (V.1834, P.637) c. Drainage Easement (V.268, P.795) 3. Please provide a Public Drainage Easement over the floodplain/floodway areas. 4. Please update Note #2 to reflect the current FEMA Map and approved LOMR information. 5. On the P&Z Certification, remove the City Secretary attestation. 6. The County Clerk Certification needs to be updated. 7. Please tie the lot corners to the City's horizontal control monuments. According to drawings submitted it appears that the transformer is not completely covered by an easement.This must be verified by the owner/developer. And if it is as the drawings are showing, it must be corrected immediately. GENERAL ELECTRICAL COMMENTS 1. To discuss any of the above electrical comments please contact Sam Weido at 979.764.6314. The Certificate of the County Clerk needs to be revised. It states "in the Deed Records of Brazos County, Texas" twice. 2. The cross -access easement needs to be labeled as private, with maintenance responsibility being the owner of Kapchinski Lot 6R1, Block 2. 3. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. Reviewed by: Matt Robinson Date: 3/2/12 ENGINEERING COMMENTS NO. 2 1.
