SUBJECT: Baumann Office Building NRA Review
Staff reviewed the above -mentioned Non -Residential Architectural plans as requested. The
following page is a list of staff review comments detailing items that need to be addressed.
Please address the comments and submit the following information by any Monday at 10:00
a.m. for further staff review:

Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are
comments that you are not addressing with the revised elevations, please attach a letter

1. Per minimum NRA Standards, please provide:
• Name, address, location, and legal description in the title block;
• Name, address, and telephone number of applicant in the title block.
2. Please show the percentage of material and openings (windows and doors) found on each
elevation based on square footage and label accordingly. Reference Section 7.9 in the
UDO for minimums and maximums of materials that can be utilized on the building.
3. Please provide a map to show how the building is oriented on site and label each elevation
accordingly.
4. For sides not facing the right-of-way, two architectural features every 45 feet must be shown
and every 60 feet for those not facing the right-of-way. Please show that this requirement
has been met.
5. No more than 66% of the roofline can be at the same elevation. Please show that this
requirement has been met on the side facing Morgans Lane
6. The proposed awning/canopy is permitted to only extend 18 inches into the side setback.
Please revise and show this extension on the site plan.

1. The maximum allowed use of metal siding on a building's fagade facing the right of way or
residences is 20%. Please revise the building materials on the "Rear Elevation".
2. Please factor the use of stucco into building material percentages.
