Dear Alan:
The Oxford Court Office Building is planned for Lot 4, Block 11 of the
Castlerock Subdivision, Ph 1 B. When that subdivision was developed, the existing and
proposed sewer systems were analyzed to determine if they had sufficient capacity to
carry peak flows from the land uses that were anticipated. The office building planned for
this lot is in keeping with the anticipated land use when the initial report was prepared.
This lot encompasses an area of about 0.54 acres. Based on the BCS Design
Guidelines, an office building on this size lot will produce a peak flowrate of 2.25 gpm
(0.0375 cfs). The fixture count used to estimate water usage by the Plumbing Code
indicates that a peak flow of 16 gpm (0.267 cfs) can be anticipated. In either case, the
18" sewer line at the rear of the lot that services this building can easily carry either of
these flowrates .
