Box 9960 College Station, TX 77840 MITCHELL MM MORGAN RE: Culpepper Plaza Redevelopment Fireflow Report Dear Josh: November 10, 2006 Below is the water ana lysis for the Culpepper Plaza Redevelopment. The largest area between firewall s will be Kohl 's department store, encompassing approximately 68, 77 5 square feet. Kohl's will be equipped with an automatic sprinkler system and constructed of building type ll lB, requiring a fireflow of 2750 gpm as required by the 2000 International Fire Code with a 50% sprinkler reduction . An excerpt of the 2000 International Fire Code is provided as Exhibit 1. The updated City of College Station water system MikeNET model was checked against hydrant flow tests near Culpepper Plaza. Please see Exh ibit 2A for flow test results. At this time the exact locations of the flow and static hydrants are not know, so a comparison was made between the model results in the general vicinity and the flow tests. See Exhibit 2B for static conditions model results and Exhibit 2C for residual conditions model results. It was found that model results were similar to those found by flow test differential between static and residual conditions, but overall the model showed pressures about 20 psi higher for both conditions. Because of this discrepancy pressures under fireflow conditions will be assumed adequate over 40 psi . Us ing the updated City of College Station water system MikeNET model, flows and pressures were calculated in the adjacent li nes. Please see Exhibit 3 for model results. It was found that a new eight inch (8") waterline and hydrant as well as the existing waterlines and hydrants in the area w ill sufficiently serve the water needs of the Culpepper Plaza Redevelopment. Fireflow conditions maintained velocities below 12 fps and pressure at or above 40 psi.
