Water System Conclusion
Due to the proximity of this subdivision to the Greens Prairie Water Tower, water
pressures in the area are very high, so the required pressure and flowrates are easily
met within the subdivision. The water system for the short extension of street with
this subdivi sion consists of a 3" line. Fire coverage is provided by an 8" line and
hydrant that were built with Spring Creek Gardens, Phase 2 adjacent to this
subdivision. The proposed water system for Spring Creek Townhomes, Phase 4
meets or exceeds all of the design criteria for the City of College Station.
SEWER SYSTEM ANALYSIS
Sewer service for Spring Creek Townhomes, Phase 4 is provided by an existing 18" line that lies
within the right-of-way of Whispering Court Drive. The line was installed by the City of College Station as
part of the Spring Creek Sewer Project approximately 5 years ago. The tract of land where the subdivision
lies is within the service area of the 18" line. It was designed to serve this area and is easily capable of
carrying the small flows that the subdivision produces. No analysis was performed on this system. Servic e
taps onto the 18" line were made with the construction of Spring Creek Gardens, Phase 2. No additional
sewer construction is anticipated with this phase of the subdivision.
