SUBJECT: THE BARRACKS DETENTION FACILITY MODIFICATIONS (DP)
ENGINEERING COMMENTS NO. 1
1. Drainage area 01 is not shown on the proposed condition drainage map.
2. The outfall labels on the drainage maps do not match some of the labels in the
report.
3. Some of the impervious cover percentages look low. Please check the single
family and the townhome areas. Please use how the existing phases have
developed to calculate the impervious cover, as this development utilizes
significant more impervious cover than typical residential.
4. Basin A2 are decreases in Table 2, though the actual area remains the same.
5. Please include detention pond construction plans with this report. The report
cannot be fully reviewed without the detention pond design which may result in
additional comments. Remove the note on page 10 referencing changes to be
required with the construction plans, as the plans need to be provided with this
report.
6. Section 3.4, referenced on page 10, was not included with this submittal.
7. Page 11 refers to the grading and construction plans for the proposed facilities
from Appendix D which were not included in the submittal.
8. Please check the units on Table 5.
9. The drainage report will need to be sealed .

SUBJECT: THE BARRACKS DETENTION FACILITY MODIFICATIONS (DP)
ENGINEERING COMMENTS NO. 2
1. We have received the updated preliminary plan since your original submittal. P13 does not
include 5 acres of open space, this is mostly designated for multi-family. P14 is also unlikely
to be developed with 5 acres of open space. P6 includes commercial to be developed with
the Barracks though this is shown as open space.
2. On the proposed condition drainage area map, the Watershed Information table was not
updated with the changes to this report.
3. The City will not maintain the storm sewer pipes between Pond 1 and Pond 2 except within
the ROW of General Parkway. Please show an additional junction box on the northeast side
of General Parkway.
4. It appears that the weir for Pond 1 will not properly drain, with higher elevations immediately
downstream of the weir. How do you propose to address this situation?
5. Are the tables provided produced by SWMM? If not, please provide SWMM output for
reference.
6. In Appendix D, Downstream 100 Year Hydraulic Conditions, please explain why the flow is
decreasing as it moves downstream. For instance, at station 7431 the flow is less than half
of the flow leaving the site which is immediately upstream.
Construction Plan Comments:
7. Please label rip rap downstream of Pond 4.
8. Where is the emergency spillway for Pond 2?
9. On Sheet 8, Pond 3 discharge is listed as 3325.43 cfs. Please revise.
