Currently serving the tract is an existing 12" pvc sanitary sewer line . The as-built slope of this line is approximately 1.3%. Full flow capacity determined using Manning's Equation was found to be 1,823 gpm. Using Method 2 from the B/CS guidelines, total peak hourly demand for the 1.6 acre bank tract was estimated to be 6.65 gpm. Based on this site development, no capacity problems are anticipated. Currently serving the tract is an existing 12" pvc waterline . According to City of College Station Water Services department, this existing line has static pressures of 86-96 psi (Butch Willis 2007/09/21 ). The proposed building will be a 5190 gsf building assumed to be of type V-B construction. In accordance with the International Fire Code, this building will require a 2,000 gpm fire flow serviced by 2 fire hydrants. Per the B/CS Unified Design Guideline Manual, the minimum non-residential fire flow is to be 2,500 gpm . Using a 2,500 gpm demand split between two fire hydrants (refer to site plan for location), it was determined that the fire flow demand will be satisfied with a minimum residual pressure of 83.4 psi and a maximum velocity of 7.1 ft/sec in the existing line (refer to attached summary results from the Haestad Cybernet software program ).
