Please find below response to Staff Review Comments No. 2 for the above referenced project.
Staff comments are italicized and responses are following each comment in bold print.
PLANNING
1. There are two minor text adjustments that need to be made. Since Lot 2B is being developed in two
phases, please add to the title block that this Site Plan is for Phase 1 of Lot 2B, Block 1 of the High
Ridge Subdivision. Also, please revise Note 17 on the Landscape Plan to refer to the City of College
Station, instead of the City of Bryan. Thank you for making these changes. Title block corrected
on ALL sheets and Note 17 of the Landscape Plan corrected;
2. The 3 ' landscaped area that was discussed previously does need to be 4 ' of actual landscaped space
per Section 7.2.C.2. This depth should be measured from back of curb. Revised accordingly;
3. Please extend the fire lane around the parking area as previously discussed. Revised accordingly;
4. Please note that any changes made to the plans, that have not been requested by the City of
College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review. Not applicable;
5. Comments regarding the driveway location may follow from Joe Guerra. Email correspondence
attached;

anket easement will need to be executed prior to site plan approval. Acknowledge. Per
my phone conversation with Mrs. Deborah Grace-Rosier, see attached email
correspondence, the Blanket Easement is in route to be executed by the Landowner and
Lender. One I have this document I will turn it into the City;
(![;>please update the TxDOT utility permit, the construction documents provided with the on-line permit
are dated from April and do not match the most recent set dated in June. The most recent Sheet
Cl.3 -"On-Site Utility Plan" has been added on-line; tJ) How will the flow of water be conveyed to the stream from the proposed headwall outfall
located at the property line? Has the developer been given permission from the adjacent
property owner to discharge across their property? How will erosion on the downstream
properties be mitigated? How will the downstream sanitary sewer conflict be protected from
erosion? Sheet Cl.O -"Erosion Control Plan" and Sheet Cl.2 -"Grading & Drainage
Plan" are included in the full set of Construction Drawings with this submission. These
sheets address the proposed outfall, erosion control measures, and conveyance of
runoff. "Permission" letter for downstream landowner has been requested and will be

/.As this project is not proposing detention, please *certify that the development is utilizing
rapid conveyance to the primary channel. Also please verifying that the sites discharge
hydrograph and peak is ahead of the main channels hydrograph is such a manner that it does
not create a new resulting peak greater than the main channels existing peak, so that there
are no negative impacts. Requested certification contained in revised Drainage Letter;
