I reviewed the above -mentioned CONDITIONAL USE PERMIT - USE & SITE application and
determined it to be incomplete. The following is the preliminary list of items needed to complete
the submittal so that staff may conduct a thorough review. Please submit the following
information by 10 a.m. on any Monday for review that week:
It appears that one portion of the property is owned by Organized Capital Inc &
Real Alchemy 1 LP and the other is owned by Clarke & Wyndham Inc & Real
Alchemy I LP & JPJ Investments. Provide a revised page 2 of the application to
include each property owner or provide a separate page a listing of all of the
current owners of the tracts.
Provide proof of authority that Paul Clarke is authorized to sign this application
on behalf of each of the corporations that own the subject tracts or obtain the
additional signatures with proof of authority that those individuals may sign on
behalf of the respective corporation.
Please be aware that if this application is not completed before Monday, March 12, 2012, it will
expire and a new application and fees will be necessary to continue the conditional use permit
process.

ENGINEERING COMMENTS NO. 1
1. If the subject tract is proposed to be subdivided, each platted lot will need to have access to
public water and sanitary sewer mains, as well as meet fire flow requirements per the BCS
United Design Guidelines.
2. Once the proposed project has completed the zoning (CUP) and platting process, a full site
plan and development permit application must be submitted including all required
engineering construction documents and reports.
3. FYI — As this tract does not have direct access to Wolf Pen Creek, additional drainage
analysis will be required in order to evaluate the conveyance of storm water to the main
channel of Wolf Pen Creek, specifically the culvert beneath Holleman Drive.
4. Please label 10-foot electrical easement (v894, p656) along Dartmouth.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. All easements on site are existing. Electric facilities will be designed within existing
easements.
2. Developer provides temporary blanket easement for construction purposes or provides
descriptive easements for electric infrastructure as designed by CSU for electric lines (where
applicable, including street lights)
3. Developer may be responsible for locating .easements on site to insure that electrical
infrastructure is installed within easement boundaries.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser:
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull
boxes and secondary pedestals provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to:
ehorton@cstx.gov.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.

PLANNING
Repeat- Please submit a Conceptual Site Plan showing the building location and parking
areas. This document should resemble a Concept Plan required when requesting a PDD
Planned Development District. This Concept Plan will be reviewed and acted upon by City
Council. / will call shortly to clarify the items that need to be removed.
2. Repeat -Please submit the Articles of Incorporation and authority for an individual to sign
on behalf of the company for JPJ Investments. The signature for JPJ Investments on the
application is not legible. This is needed for the CUP application.
ENGINEERING COMMENTS NO. 2
1. Please label 10-ft electrical easement (V.894, P.656) along Dartmouth.
2. Please label the 30-ft PUE (V.911, P.637) and the 20-ft PUE (V.454, P.364) along the
eastern side of the property.
