Staff reviewed the above -mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information by any Monday at 10:00 a.m. for further staff review:
City of College Station Transmittal Letter;
Memo providing written responses to all of staff's comments (identify the specific
page that each comment was addressed on or the reason for not addressing the
comment);
Seven (7) complete sets of site civil construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set);
Two (2) revised site plans;
One (1) landscaping plan;
One (1) 11x17 grading and erosion control plan;
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are
comments that you are not addressing with the revised site plan, please attach a letter
explaining the details. If you have any questions or need additional information, please contact

STAFF REVIEW COMMENTS NO. 1

PLANNING
1. Please show that there is a curb bordering the property to the south to separate the parking
lot from Ninfa's drive aisle. FYI — If necessary, please coordinate with Ninfa's for use of their
driveway for construction purposes.
2. Per Section 7.2.D.E, 180 square feet of landscaped interior islands must be provided for
every fifteen interior parking spaces. Please include this in the northern paved area display.
3. Please relocate the proposed sign outside of the PUE along the street frontage.
4. Please label the fire lane.
5. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

MISCELLANEOUS
1. Irrigation system must be protected by a Pressure Vacuum Breaker, a Reduced Pressure
Principle Back Flow Device, or a Double -Check Back Flow Device, and installed as per City
Ordinance 2394,
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.
ENGINEERING COMMENTS NO. 1
1. Please remove site light poles and signage from the PUE's.
2. Verify the location of the 100-yr floodplain and floodway. Based on the recent LOMR
and MapMod, it appears that portions of the property should be encumbered by
floodplain.
3. According to the as -built drawings, the fire hydrant being relocated is attached to an 8-
inch waterline rather than a 6-inch. Please revise.
4. Please remove the proposed water service line along the northern lot line from the PUE.
5. Please provide a plan and profile drawing for the relocated fire hydrant.
6. The referenced existing 24-inch storm sewer and inlet do not appear to be shown.
7. Please clarify why spill curb rather than standard curbing is being proposed along the
western side of the parking lot.
8. A TxDOT permit will be required for the proposed driveway removal and additional curb.
9. Please submit a Traffic Control Plan.
10. Please provide details for the proposed flumes.
11. Please add the applicable TxDOT curb detail to the plans.
12. Please provide a drainage letter with a detention exemption request per Section II of the
BCS Stormwater Design Guidelines.
13. FYI... Sheet C3.1 indicates grades of almost 16% across parking spaces as well as large
changes in grade along the western side of the property. Although this is not fire lane
nor public street, we would still recommend not exceeding 6% slopes or sharp changes
in slopes without gradual transitions (i.e. vertical curves).

GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer will intercept existing conduit(s) 3-4" PVC at designated transformers or other
existing devices and extend as required.
4. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
5. Developer is responsible for furnishing and installing meter pedestal at location shown on
plans.
6. CSU will furnish and install service wire to pedestal location.
7. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to:
sweido@cstx.gov.
8. Developer provides load data to CSU as soon as it is available to avoid construction delays.
9. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.
