CASTLEGATE II (PP) - Preliminary Plat
Staff reviewed the above -mentioned Preliminary Plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, January 30, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for February 16, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plat; and
Thirteen (13) 11" x 17" copies of the revised Preliminary Plat.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed, your project will be
pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed
on a future agenda once all the revisions have been made and the appropriate fees paid. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plan will be required after P&Z
approval and prior to processing subsequent final plats. If you have any questions or need

STAFF REVIEW COMMENTS NO. 1
Project: CASTLEGATE II (PP) — (12-00500004)
PLANNING
1. In Section 201, Egremont Place needs to be revised to Egremont Court (Sheets 1 and
3).
2. The common area listed in Section 201 (Sheets 1 and 3), does not match what is shown
on the recently submitted Final Plat for Section 201.
3. Remove the reference of the private park (drawing and note section). Section 200 is
already platted (Sheets 1 and 3). Note #2 needs to be revised to remove this reference
as well (all sheets).
4. Please ghost out Section 200 (i.e. similar to what was done for the Replat for Section
200) from the preliminary plat, as this section is already platted. This would include the
parkland, which also should have updated ownership information (i.e, City of CS).
5. The title block should save and except Section 200, which is already platted (Title blocks
on all sheets need to be revised).
6. Shade the common areas, per what is shown in the legend (all sheets).
7. Section 104, Block 34 lot 12, the 15' PUE measures out at 20'
8. Section 102, Block 16, Lots 6 & 7, the 15' PUE is not labeled.
9. FYI, Parkland dedication fees of $4,042 for the 2 newly created lots in Section 201 will
be due in addition to any other parkland fees upon filing of the final plat.

the City will constitute a completely new review.
ENGINEERING COMMENTS NO. 1
1. Please add the note pertaining to sidewalks located in common areas are to be owned
and maintain by the HOA.
2. Please update preliminary plat with most recent easement modification from the
Castlegate Il, Section 200 Replat.
3. (Sheet 2) Please label the 15 foot PUE between Lots 6 and 7, Block 16, Section 102.
4. (Sheet 3) The PUE between Lots 12 and 13, Block 34, Section 104, is either labeled
incorrectly or dimensioned incorrectly.
5. (Sheet 3) Please add a 10 foot PUE to the rear lot lines of Lots 11 thru 19, Block 13,
Section 201.
6. (Sheet 3) Please remove the storm pipe and label between lots 14, 15, 5, 6, Block 13
and Lots 5 and 6, Block 10 of Section 201.
7. (Sheet 3) The 5 foot PUE for electrical is missing between Lots 4 and 4, Block 10 and
Lots 4 and 5, Block 13 Section 201.
8. (Sheet 3) Please label the 15 foot PUE between Lots 9 and 10, Block 12, Section 201.
This easement is shown as a 10 foot PUE on the final plat, but is more appropriately a
15 foot PUE.
9. (Sheet 3) There is a 10 foot rear PUE missing for Lots 1 thru 13, Block 7, Section 200.

10. (Sheet 3) There is a 10 foot PUE missing between future lots 8 and 9, Block 7, Section
200.
11. (Sheet 3) Please change the drainage easement to a PUE between future lots 10 and
11, Block 7, Section 200. In general easements needed for "Public Storm Infrastructure"
can be dedicated as PUE instead of "drainage easements".
12. (Sheet 1 & 3) The entirety of the existing limits of the floodplain need to be illustrated
13. (Sheet 3) Please update the alignment of the existing sidewalk along the east side of
WS Phillips Pkwy, as it currently meanders.
14. (Sheet 4) Please remove the duplicate sidewalk along the east side of WS Phillips Pkwy.
The existing and future proposed meandering sidewalk replaces the need for a sidewalk
at back of curb.
