1. The listed acreages in the title block, certificate of ownership and dedication, and application
all differ. Additionally, the preliminary plat shows 12.0558 acres for Section 201, Please
revise.
2. The common area acreage does not match what is shown on the preliminary plat. Please
revise.
3. Egremont Place will need to be changed to Egremont Court as it is now a cul-de-sac.
4. Remove the listed setback amounts in note #2.
5. Revise note #9, "important' fees should be changed to "impact'.
6. Label the zoning boundaries of the adjacent property to the north. Property to the north is
zoned A-O, R-1 B and R-1.
7. Parkland dedication fees in the amount of $51,838 will be due upon filing of the final plat.
This calculation is based upon 28 lots (original preliminary plat) x $1707 (all parkland fees
minus neighborhood park acquisition cost) and 2 new lots (new revised lot amount for
Section 201) x $2021 (all parkland fees).
8. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
9. Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat.
10. The construction documents and reports are still under review and may affect the plat.

1. Please add a 5 foot PUE between Lot 1, Block 10 and the Common Area.
2. Please make the PUE between Lots 9 & 10, Block 13 a 15 foot PUE.
3. (Electrical) Street light is missing at the end of Egremont cul-de-sac and on Norwich
Drive between Lot 1, Block 10 and the Common Area.
4. Please show surrounding platted lots and easements, please update based on most
recent platting activities.
5. Please label the temporary emergency turnaround.
6. Construction document and reports are still under review, comments will be returned as
soon as possible.

numbering on the final plat.
7. Please illustrate the existing storm sewer pipe and inlet to the detention pond that was
installed with Phase 200.
8. Is Section 201 proposed to be served by the same emergency access road as Section
200?
9. Please verify that all storm junctions are proposed to be cast in place.
10. Please provide a detail or note for the connection between the junction boxes and
manhole rings proposed to be used to bring storm junctions to grade.
11. (Sheet 2) Storm pipe and water main missing from profile.

14. (Storm Pipe) RCP is required under public pavement. Where storm sewer is not under
pavement, HDPE with cement stabilized sand as in the structural trench requirements
per detail D3-02 is always utilized is the minimum acceptable. Note that design
engineers are to specifically design and seal the HDPE detail specific to each set of
plans and site. In general we require structural trenching within 5 ft of public back of
curbs or under public sidewalks. HDPE is acceptable under sidewalks and if the pipe is
completely behind the curb.
15. (Sheet 7 & 9) The City will not accept public storm pipe below the normal water surface
elevation (constantly inundated). One option may be to carry the public storm to a
certain point above the normal water surface elevation, end the public easement, then
set a private junction box and drop down to your desired flow line and carry the pipe to
the pond in a private storm line. In addition the inundated junction box should be private
and should not be located adjacent to a public street.
16. (Sheet 8) Please show sanitary sewer main conflict in profile Pipe No. 284 and 285.
17. (Sheet 9) Can you provide additional street and drainage detail for the future intersection
of Victoria and Norwich, as to visualize the proposed junction in relation to the future
intersection layout?
18. (Water) Please provide note that all services should terminate in a ball valve installed by
developer.
19. (Sheet 11) Is there a future service needed for the common area located on the north
side of Norwich? Also, does the fire hydrant placement anticipate future sites plans for
the common areas on either side of Norwich?
20. (Sheet 11) Please illustrate the double barrel storm pipe conflict.
21, (Sheet 12) Structural needed in the cul-de-sac.
22. (Sheet 12) Lot 1, Block 13 appears to need a water service. Lot 1 and 12, Block 12
could be double services in order to serve the future adjacent lot?
23. (Sanitary Sewer) Please reference detail S1-02, specifically related to manhole bases for
manholes deeper than 12 feet, as the standard is increased at a depth of 12 feet.
24. (Sheet 14) Please illustrate the double barrel storm pipe conflict.
25. (Sheet 15) The main between MH 700 and 701 is less than .40%, please revise.
26, (Sheet 15) Service appears to be needed for Lot 9.
27. (Sheet 15) Could lots 7, 8, 12 and 13 be served with 2 — double services?
28. (Sheet 15) Please verify that a minimum cover of at least 3.5 feet is being maintained.
29. (Drainage Report) Based on the fact that the City will not accept the inundated storm
pipe, please revise drainage report where applicable.
30. (Drainage Report) Please verify that the assumptions made with the original drainage
analysis for storm water mitigation (existing detention pond) are still valid based on the
addition of Section 201.
31. FYI — The subject tract is located within the Spring Creek Sanitary Sewer Impact Fee

during construction of this project a NOI must be filed with the state and a copy provided
to the CoCS. Storm water management requirements are as follows, any questions may

Storm Water Discharges from Small Construction Activities
The Texas Commission on Environmental Quality has issued a general permit for construction
activities under the Texas Pollution Discharge Elimination System. The general permit
(TXR150000) is for construction activities disturbing at least 1 but less than 5 acres or is part of
a common plan of development disturbing at least 1 but less than 5 acres.
You will need to follow these steps to discharge storm water from your construction site to the
City of College Station's Municipal Separate Storm Water Sewer System (MS4):
1. Read the general permit (TXR150000) to make sure it applies to your situation.
2. Adhere to the requirements of the general permit (TXR150000).
3. Prepare and implement a Storm Water Pollution Prevention Plan in accordance with Part
III of the general permit (TXR150000).
4. Sign and post a construction site notice.
5. At least 2 days before beginning construction, provide a copy of the site notice to the
operator of any Municipal Separate Storm Water Sewer System (MS4) into which storm
water will be discharged.
A MS4s include streets, channels, gutters, ditches or anything else that is publicly owned,
designed or used to collect or transport storm water.
As long as you meet the conditions of this general permit, you are authorized to discharge storm
water.
No notice of intent (NOI), notice of termination (NOT), or fee is required under this option —as
long as the requirements of this general permit are followed.
This particular general permit will expire at midnight on March 5, 2013.

1. The 1st note under Signage & Lighting Notes needs to be rewritten (extra "be" and "not'
in the wrong place).
2. STOP signs needed on the east side of the intersections of Egremont and Norwich with
Odell.
3. If Norwich intersects a street to the north, a STOP sign is likely needed there.
