I reviewed the above -mentioned non-residential architectural standards application and determined it to be
incomplete. The following is the preliminary list of items needed to complete the submittal so that staff may
conduct a thorough review. Please submit the following information by any Monday at 10 a.m. for review
that week:
Color samples. These need to be included with the application for the permanent file and
not referred to through a web site.
The items required by the checklist, including:
A list of materials to be utilized.
Placement of materials and colors on the facades.
Dimensions of the total vertical square footage minus openings (for each facade separately),
the total vertical square footage of each building material (for each facade separately), and the total
vertical square footage of each color (for each facade separately).
In addition, a non-residential architectural standards application and review will only cover changes
to the building. A complete site plan application is necessary to make any changes to the site outside
of architectural changes to the building.
Please be aware that if this application is not completed before March 16, 2009, it will expire and a new
application and fees will be necessary to continue the development process.

Staff reviewed the above -mentioned Non -Residential Architectural plans as requested. The
following page is a list of staff review comments detailing items that need to be addressed.

The elevations provided for review only show the front and sides of the building. Please/
include the rear facade of the building and identify ANY changes being made to that facade.

The North Elevation needs one additional architectural element and theroo_fline.needs
more variation. 1
a. Section 7.9 —B2 of the Unified Development Ordinance(UDO) requires two different/
design elements within each forty-five foot section of any facade facing a public
right-of-way.
b. Also, the horizontal line of a flat roof (or parapet) along any facade fading the right-
of-way shall vary be a minimum of two feet up or down so that no more than sixty-
six (66%) of the roofline is on the same elevation.
i. Based on my calculations, an additional fourteen (14) feet of the North
facade roofline needs to be at a different height.
°3. The West facade needs one additional design element ( UDO Section 7.9 — 82)
The East facade roofline measures 45 feet along the same plain. Only 66% of a roofline can
be at the same elevation. (UDO Section 7.9 — 132)
v5. Section 7.9 — 135a of the UDO requires each building to provide a facility capable of storing a
minimum of four (4) bicycles.
a. Please identify the location of the bike facility.
,;� Please identify the color selection for all improvements. Colors selections must be selected
from the approved color palette.
Please provide the gross area of the building, notjust heated area. (UDO Section 7.2 —11 pg
7-8)
a. Based on the site plan submitted to our office, and using the scale provide,
calculated the gross area as 3,444 square feet.
b. Based on this area, and a parking ration of 1:250, one additional parking space is
needed (3,444/250 = 13.77).
c. Please provide parking space dimensions.
B. Please provide site dimensions for property and street frontage.
9 Please provide a Landscape Plan for this site.
a. Refer to Section 7.5 of the LIDO for ALL landscaping requirements.
b. All developments are required to have a landscaping that totals a minimum of 800
points.
c. If the existing trees meet the current regulations, then you do not have to provide a
new landscape plan.
i. You will still need to identify the types of existing trees and as well as
identify the caliper of the existing trees.

LANDSCAPING/STREETSCAPING/BUFFER
1. The Landscape calculations are incorrect. However, you do NOT need to provide a revised
copy of the NRA Plan. I have made the corrections on the plan and those will be included in
the file. I have also attached a copy of the calculations to these comments for your records.
