The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information on any Monday by 10:00 a.m. for further staff review and approval of the plans: 7 One (1) set of revised construction documents. Additional Development Permit Fee in the amount of 1 % of the total public infrastructure cost will be required. Based on the Engineer's Cost Estimate, the current balance is $3,346.95. Based on the most recent cost estimate, the DP Fee Balance is $3,391.17. Understood. 2. (Repeat) ST-02 — The proposed series of 30" pipes will need to be at least 36" pipes since to accommodate flow from the larger pipes upstream. Please provide a 0.1-ft drop across the invert. Not required per our phone conversation (4/10112). 3. (Repeat) W-01 — It looks like that needs to be some sort of bend added near Sta.0+00 for the sharp deflection. The proposed deflection needs to meet our minimum radius and be labeled like the other deflections. Revised accordingly. 4. (Repeat) W-02 — It looks like there will be a conflict between the storm sewer and the fire hydrant & some of the water service leads. The proposed bend is not ideal. Could the hydrant be located between Lots 5 & 6 so it doesn't have to cross the storm? Revised accordingly. 5. (Repeat) S-01 — Label the lead flowlines at MH #104. The difference between the flowlines needs to be less than 24" in order to avoid installing a drop manhole. 1.95' drop already provided per our phone conversation (4110/12). The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, January 30, 2012, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, February 16, 2012, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Thirteen (13) 11"x17" copies of the revised final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to: P&DS—Digital_Submittal@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. A significant amount of Common Area has been removed from what was proposed for this phase on the Preliminary Plat. Please revise. 2. Please label the adjoining lots to show where the ownership is found. Based on our GIS files, the only adjacent property owners are Creek Meadows Partners, LP. 3. Long Brook Court is already an existing street name in College Station. Please revert to what was approved with the Preliminary Plat, or seek approval with Mandi Alford for a new street name. 4. Please show that the 50' lot width is met at the setback. 5. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained. in your next transmittal letter and "bubbled" on your plans. With the proposed development, more than 50 lots will only be accessible from one point of access, so a secondary remote access point will be needed. 2. A second means of entry/exit from Brookwood to Greens Prairie needs to be added. If this is not an open street, it at least needs to be a fire access gate with a lock.
