The following is the preliminary list of items needed to complete the submittal so that staff may conduct a thorough review. Please submit the following information by 10 a.m. on any Monday for review that week: Submit the $600 Development Permit application fee for the site plan. The Development Permit fee for the final plat (12-33) is for the plat -related review and infrastructure. It is my understanding that site -related engineering documents have been submitted during the final plat review but should have been submitted as part of this application. Please be aware that if this application is not completed before Monday, May 21, 2012, it will expire and a new application and fees will be necessary to continue the site development process. Please show all easements (existing & proposed on- and off -site) and label with volume and page number. o Please see plan. 2. Please verify that the underground electrical infrastructure on the eastern side of the property does not need a PUE. o The underground electrical lines are service lines and an easement is not required. 3. Please verify that the Verizon infrastructure on the western side of the property does not need to be within an easement. o The line is a service line that goes to the cell tower. 4. The average and maximum water demands need to be revised such that the peak demand is equal to the average demand multiplied by 4. o Please see plan, I also revised the sanitary sewer demand. 5. Add a note regarding the existence of FEMA regulated floodplain on the site. o Please see plan. 6. Each fire hydrant needs to be labeled with the required fire flow for that hydrant. o Please see plan. 7. Please add a note indicating fire flow required in accordance with the IFC. Include building size, construction material type, whether or not buildings will be sprinkled, and required fire flow demand in the note. o Please see plan. 8. Please show and label all proposed light poles on the site. o All of the lighting will be attached to be buildings, no light poles to my knowledge. 9. All easements on site are existing. Electric facilities will be designed within existing easements. 2. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. GENERAL ELECTRICAL COMMENTS NO. 2 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. if conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull boxes and secondary pedestals provided by CSU). 8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to: ehorton@cstx.gov. 9. Developer provides load data to CSU as soon as it is available to avoid construction delays. Delivery time for transformers not in stock is approximately 40 weeks. 10. The sidewalk on the south side of Building A needs to be shorted so as to not disrupt the fire lane. o Please see plans. I believe the line you are looking at is the set back line, the sidewalk stops at the back of the curb. Ol-he curb on the east side of Building A needs to continue around the corner to meet the sidewalk ramp. o Please see plan. The 4-foot sidewalk that approaches the entrance gate from the right-of-way needs to be curbed along the driveway. o Please see plan. 16. Please show the full extent of the sidewalk connection on Lot 2. o The continuation of the sidewalk is on sheets MUP and SS-1. Please be aware that according to the UDO Section 7.1.1-1 Height, the structure shown 50 feet from the properly line adjacent to single family can only build to a height of 25 feet. o Please see building heights on each building. S1 — Please add a note referencing the LOMR that removed this lot from the floodplain/floodway. 2. S1 — FYI... It appears that there is a sign being proposed within the right-of-way and PUE. While signage will require a separate permit, the sign may need to be moved outside of the PUE and/or a PIP application required. 3. G1 — The maximum 6% grade along the fire lane is being exceeded. 4. G1 — Verify that the 3:1 maximum grading is not being exceeded around the perimeter. 5. W1 — Please add an additional valve on the existing 8-inch waterline at each tie-in. 6. W1 — It appears that there is only a single bend rather than the two bends referenced on the waterline for fire hydrant #1. 7. W1 — Please adjust the waterlines to provide a minimum 5.5-ft from the center of the waterline to the edge of the PUE. 8. W1 — The guidelines do not permit an 8-inch waterline to be dead -ended with a fire hydrant. Please replace with 6-inch waterlines and revise cost estimate accordingly. 9. SS2 — Why is the pipe flow line tying into the headwall approximately 1.5' above the outfall. o This is how the hydraulics of the storm sewer worked out. The system is designed on friction flow and the pipe has the required capacity. This saves depth on the line. Also the drop will act as an energy dissipater. 11. SS2 — On the Drive C profile, label the inlet in profile view with the inlet flowline and pipe flowline. o Please see plan. 12. Water Report — Please indicate the fire flow requirement in accordance with the International Fire Code. o I have added the fire flow requirements to sheet S-1 and the report. 13. Water Report — Provide a WaterCAD analysis with the velocity in all lines under fire flow plus peak hour condition. o Please see report 14.
