SUBJECT: TDI Brooks Office Building (SP)- Site Plan
Staff reviewed the above -mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information by any Monday at 10:00 a.m. for further staff review:
City of College Station Transmittal Letter;
Memo providing written responses to all of staff's comments (identify the specific
page that each comment was addressed on or the reason for not addressing the
comment);
Seven (7) complete sets of site civil construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set);
Two (2) revised site plans;
One (1) landscaping plan;
One (1) 11x17 grading and erosion control plan;
Easement Dedication Sheet and required documents (please note that the Site
Plan will not be stamped approved until the Blanket Easement, or all other
appropriate easements, have been dedicated to the City of College Station).
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are
comments that you are not addressing with the revised site plan, please attach a letter
explaining the details. If you have any questions or need additional information, please contact

STAFF REVIEW COMMENTS NO. 7
Project: TDI Brooks Office Building (SP)—12-00500001
PLANNING
1. Please change the horizontal scale in the title block to read 1=20'.
2. The curb needs to be removed for the ADA ramp. Please revise.
3. Provide a general note on.the site plan that states the following: Exterior building and site
lighting will meet the standards of Section 7.10 of the Unified Development Ordinance. The
light source shall not project below an opaque housing and no fixture shall directly project
light horizontally. Fixtures will be mounted in such a manner that the projected cone of light
does not cross any property line.
4. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

LAN DSCAPING/STREETSCAPING/BUFFER
1. Please show how the streetscape points are being determined, specifically, how is linear
footage being measured?
2. Chaste Tree counts come to 36 and Prairie Flameleaf Sumac counts come to 21. Please
revise.
3. Please provide a building plot note that states,"TDI Brooks International Center is to be
considered one building plot for the purpose of signage, Non -Residential Architectural
Standards, and landscaping in accordance with ordinances regarding building plots over
50,000 square feet in area."
4. Per UDO Section 7.5.D.3, "Three hundred additional landscape points shall be required for
every 50 linear feet of frontage on a right-of-way." Please show a calculation that this
requirement is being met.
5. Per UDO Section 7.9.E.3.a, "The minimum required landscape points for a site shall be
double (2 x minimum landscape points) of that required for developments of less than
50,000 gross square feet in area. Please show a calculation that this requirement is being
met.

ENGINEERING COMMENTS NO. 1
Proposed easements will need to be dedicated via separate instrument prior to CO or
the final plat needs to be updated to reflect the changed easement locations.
Please submit an NOI.
FYI... The plat for this subdivision will need to be filed prior to approval of the site plan.
Provide an updated Water and Fire Flow report for this project.
Provide an updated Detention Pond analysis.
C1/C2 — Please clearly label the proposed water meters and valves.
7. C1/C2 — Please indicate that the waterline is existing.
8. C2 — Please label the isolation valve.
9. C2 — Please show the 2-ft proposed contours.
10. C2 — Show how Building #2 is tying into the OSSF system.
11. C2 — Show the fire lane signage on the Legend or label each sign.
12. C4 — The drainage swale paths should be reflected by the proposed contours.
13. C4 — Please label the longitudinal slopes of the proposed swales.

1. Project location is outside CSU certification area. CSU will not provide electric service to this
location.
