I reviewed the above -mentioned SITE PLAN - COMMERCIAL application and determined it to
be incomplete. The following is the preliminary list of items needed to complete the submittal so
that staff may conduct a thorough review. Please submit the following information by 10 a.m. on
any Thursday morning for review next week:
Development Permit application, fees and supporting documents.
Please be aware that if this application is not completed before February 13th, it will expire and
a new application and fees will be necessary to continue the site plan process.

SUBJECT: Wolfies (SP/NRA)- Site Plan/Non-Residential Architecture Review
Staff reviewed the above -mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information by any Monday at 10:00 a.m. for further staff review:
City of College Station Transmittal Letter;
Memo providing written responses to all of staff's comments (identify the specific
page that each comment was addressed on or the reason for not addressing the
comment);
Seven (7) complete sets of site civil construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set);
Two (2) revised site plans;
One (1) revised elevation sheet; and
One (1) 1 1x1 7 grading and erosion control plan.
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are
comments that you are not addressing with the revised site plan, please attach a letter

STAFF REVIEW COMMENTS NO. 1
Project: Wolfies (SP)-11-00500200
PLANNING
1. On Sheet S-2, the proposed surface material is not clear for the new addition. The patio
area is shown as concrete but the other addition areas are not identified as concrete, sod, or
other surface.
2. The fire apparatus turning radius no longer works with the patio expansion into the existing
fire lane. The aerial fire apparatus must be able to turn right from the drive aisle that is
perpendicular to the front of the building to across the face of the building. Revise the site
plan by reducing the proposed patio area and/or modifying the curb to achieve the turning
radius.
3. This area was previously included as part of the overall landscape plan when the shopping
center initially developed so no additional landscaping is required for this phase. Please
remove the "Landscaping Requirements" table on Sheet S-2 as it is not needed.
4. On Sheet NRA, rename the Patio Door in the Exterior Finish Legend from "P-1" to "P-3" to
be consistent with the labels shown on the elevations.
5. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

ENGINEERING COMMENTS NO. 1
1. SheetS-2 — Please add a note indicating the minimum, average, and maximum water and
sanitary sewer demands.
2. Sheet S-2 — Please show and label the existing waterline, water meter, and sanitary sewer
service lines.
3. Sheet S-2 — Provide additional details regarding the removal of the existing grate inlet and
installation of the proposed curb inlet (i.e. top of curb, inlet flowline, top of grate, pipe
flowlines, and any other special instructions for removal/installation).
4. Sheet S-2 — Please provide additional grading spot elevations for the proposed addition.
5. Sheet S-2 — Provide erosion control in the vicinity of the proposed construction, such as inlet
protection barriers.
6. FYI... If the building is required to be sprinkled, a public fire line will need to be installed
within a dedicated PUE. An FDC will also need to be provided within 150-ft of a fire hydrant.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Plans submitted do not show electric plans or load data for review.
2. Project location has existing electric service.
3. In the event that existing electric service is not sufficient for proposed load, or if
modifications must be made, Developer/Contractor will coordinate with CSU before work is
done.
4. In the event that existing electric service is not sufficient, or if modifications must be made,
all comments listed in GENERAL ELECTRICAL COMMENTS section will be in effect.
5. If additional primary electric installation is required CSU may require additional easements at
that time.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull
boxes and secondary pedestals provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to:
gmartinez(o)cstx gov.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.

PLANNING
1. From a site inspection, the existing angled parking spaces adjacent to the fire lane do not
meet current dimensional standards. As this project reduces the fire lane to the minimum
width, these spaces must be lengthened to meet the minimum standard. Revise the site
plan so these spaces have a minimum depth of 21.1 feet, as measured perpendicular to the
drive aisle from the center of the center stripe between the parking rows to the rear of the
space along the drive aisle. It appears 2 to 3 feet depth would need to be added. As a result,
the 20-foot wide fire lane (as measured from the rear of the parking spaces to the face of the
opposing curb) will need to be located closer to the building and the proposed curb and/or
patio area reduced. The fire lane stripe will need to be relocated. Revise accordingly.
2. On Sheet S-2, clarify the proposed surface material of the covered and uncovered patio
area. I believe it is concrete but only the area outside of the wall is speckled as such.
3. On Sheet S-2, remove the fire truck circles. They were drawn as a diameter not radius but
we have been able to verify the turning movements given the changes to the patio.
4. On Sheet S-2, please verify all dimensions are consistent. For example, the patio wall is
shown as 8" wide and one dimension shows 3'-4" between face of curb and the outside of
the wall while another shows 3'-6" between face of curb to inside of wall.
5. On Sheet NRA, revise the proposed covered patio area based on any dimensional changes.
6. In the Exterior Finish Legend on Sheet NRA, rename the Patio Door from "P-1" to "P-3" to
be consistent with the labels shown on the elevations.
7. Please note that a building permit has not been submitted to the City for review for the
exterior changes. Many of the details provided on the site plan include structural elements
that should be part of the building permit review. The building plan/fire code review may
affect the ultimate design of the patio area.
8. Please note that any changes made to the plans that have not been requested by the City of
College Station must be explained in your next transmittal letter.

1. Sh. S-2 — The "Proposed Site Plan" has important information that needs to be clear and
legible. Please revise the current scale.
2. Sh. S-1 — Based on the information provided on the Erosion Control Plan, it appears that
this is also a Demolition and Grading plan. Please revise the title or create a separate
drawing for these items.
3. (Repeat) Sh.S-2 — Please add a note indicating the minimum, average, and maximum water
and sanitary sewer demands. Please indicate if the demands are in units of gpd or
gpm. Also, please provide a letter indicating how these demands were calculated.
4. (Repeat) Sh.S-2 — Provide additional details regarding the removal of the existing grate inlet
and installation of the proposed curb inlet (i.e. top of curb, inlet flowline, top of grate, pipe
flowlines, and any other special instructions for removal/installation). This information still
needs to be added to Sh. S-2.
5. (Repeat) Sh.S-2 — Provide erosion control in the vicinity of the proposed construction, such
as inlet protection barriers. Inlet protection also needs to be provided for the proposed
inlet and should be reflected on Sh. S-2.
