Being all of that certain lot, tract or parcel of land containing 4.310 acres, lying and being situated in the
A. McMahan Survey, A-167, Brazos County, Texas, and being that same tract of land called Tract One and
Tract Two described in a deed from Richard Pena to Western National Bank recorded in Volume 1176
Page 501 of the Official Records of Brazos County, Texas. Said 4.310 acres of land being more particularly
described by metes and bounds as follows:
BEGINNING at a 1/2" iron rod found at the base of a fence comer post, and a point along the south right
" of way line of McCullough Road, and being the northwest corner of a called 1.34 acre tract of land
described in a deed to Allen W. Beaumont, et al, recorded in Volume 5009 and Page 231.
THENCE along the common line between the Beaumont 1.34 acre tract, and the herein described 4.310
acre tract, S 03'24'55" E, a distance of 222.28 feet to a 1/2" iron rod set.
THENCE S 00°42'59" W, a distance of 213.94 feet to a 1/2" iron rod set and being a point along the west
line of a called 11.18 acres tract of land described in a deed to Lynn M. Ruoff recorded in Volume 1694
and Page 111.
THENCE continuing along the west line of the Ruoff 11.18 acre tract, S 02°38'31" W, a distance of
301.57 feet to a 5/8" iron rod found at the northeast corner of a called 3.434 acre tract of land described in a
deed to James E. and Genevieve Ellis recorded in Volume 2837 and Page 26.
THENCE along the north line of the Ellis 3.434 acre tract, S 73034' 10" W, a distance of 301.11 feet to a
1/2" iron rod set at the southeast corner of a called 1.718 acre tract of land described in a deed to Donald R.
and Martha Royder recorded in Volume 722 and Page 328.
C THENCE along the east line of the Royder 1.718 acre tract, N 02°38'41" W, a distance of 238.80 feet to a
1/2" iron rod set.
THENCE N 63°07'00" E, a distance of 21.55 feet to a 1/2" iron rod set at the southeast corner of a called
2.623 acre tract of land described in a deed to Donald R. and Martha Royder recorded in Volume 342 and
Page 913,
THENCE along the east line of the Royder 2.623 acre tract, N 00038106" W, a distance of 347.53 feet to a
5/8" iron rod found at a point along the south right of way line of McCullough Road, and also being the
northeast comer of the Royder 2.623 acre tract.
THENCE along the south right of way line of McCullough Road, N 46059'42" E, a distance of 308.74 feet
to a 16" Water Oak for corner.
THENCE continuing along the south right of way line of McCullough Road, N 68°21'49" E, a distance of
43.00 feet to THE POINT OF BEGINNING and containing 4.310 acres of land according to a survey
performed on the ground under the supervision of Paul Williams Registered Professional Land Surveyor
No. 5743, on May 16, 2007.
