I reviewed the above -mentioned PRELIMINARY PLAT application and determined it to be
incomplete. The following is the preliminary list of items needed to complete the submittal so
that staff may conduct a thorough review. Please submit the following information by 10 a.m. on
any Monday for review that week:
The second page of the application need to be revised. The application is
intended for the entire subdivision, but it appears that it states the number of lots
and acreage for the Phase 1A Final Plat.
As the previous Preliminary Plat approval has expired, you will need to resubmit
the waiver/variance requests by revising the third page of the application and
providing the associated $233 waiver request fee.
Please be aware that if this application is not completed before Monday, January 30, 2012, it
will expire and a new application and fees will be necessary to continue the platting process.

SUBJECT: GREAT OAKS (PP) - Preliminary Plan \ 1V/ ��
Staff reviewed the above -mentioned Preliminary Plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, January 9, 2012, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for Thursday, January 19, 2012, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plan; and
Thirteen (13) 1 V x 17" copies of the revised Preliminary Plan.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed, your project will be
pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed
on a future agenda once all the revisions have been made and the appropriate fees paid. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plan will be required after P&Z
approval and prior to processing subsequent final plats. If you have any questions or need

PLANNING
1. Please show the number of lots within the subdivision in the title block.
2. Please update the City limit boundary in the vicinity map.
3. Please provide labeling showing the zoning of the property surrounding the development
as well as the varied zoning within proposed phases.
4. Please provide a phasing map on each page of the packet for orientation.
5. Please update Jones-Bulter Road to Holleman Drive S. Also, please update the current
ownership and zoning of the adjacent properties.

ENGINEERING COMMENTS NO. 1
1. College Station Utilities would like the opportunity to discuss the City's most recently
adopted master utility plan, as it relates to this project, specifically the lift stations
location and sizing and the potential of the proposed lift station serving a more regional
