THAT INDIVISA CORPORATION, a Texas Corporation
("Grantor"), whose address is 2121 Kirby Drive # 19SE,
Houston, Harris County, Texas, 77019-6066, for and in
consideration of the sum of TEN AND NO/100THS DOLLARS
($10.00) and other good and valuable consideration paid to
the undersigned by the Grantee named in this instrument, the
receipt and sufficiency of which are acknowledged, HAS
GRANTED, SOLD AND CONVEYED, AND DOES BY TIIIS INSTRUMENT
GRANT, SELL AND CONVEY to LIEVEN J. VAN RIET, TRUSTEE
("Grantee"), whose address is 2121 Kirby Drive #19SE,
Houston, Harris County, Texas, 77019-6066, all of that
certain real estate, referred to in this instrument as "the
Property", lying and being situated in Brazos County, Texas,
more particularly described as follows:
Being all of that certain 16.011 acre tract conveyed to
Indivisa Corporation recorded in Volume 3812, Pages.317-319
of the Official Records of Brazos County, Texas and all that
certain 208.523 acre tract conveyed to Indivisa Corporation
recorded in Volume 3812, Pages 320-322 of the Official
Records of Brazos County, Texas, SAVE AND EXCEPT, however,
that certain 76.896 acre tract of land described in the Field
Notes attached as EXHIBIT A and containing 147.638 acres of
land more or less.
The Property and conveyance are subject to:
1. Rights of parties in possession;

2. Any visible and apparent roadway or easement over or
across the subject property, the existence of which
does not appear of record;
3. Any and all restrictions, covenants, conditions,
agreements, assessments, maintenance charges, leases,
easements, and previously conveyed or reserved
mineral and royalty interests, if any, relating to
the Property but only to the extent they are still it
effect and shown of record in the hereinabove
mentioned County and State, and to all zoning laws,
regulations, and ordinances of municipal and/or
governmental authorities.
TO HAVE AND TO HOLD THE Property, together with all and
singular the rights and appurtenances unto the property in
any manner belonging and any right, title and interest of
Grantor in and to adjacent streets, alleys, and rights -of -
way, to Grantee and assigns forever, and Grantor does by this
instrument bind himself and his heirs, personal
representatives, successors, and assigns, to warrant and
forever defend all and singular the Property unto Grantee and
its heirs, personal representatives, successors, and assigns,
against every person lawfully claiming the Property, subject,
however, as stated above.

FIELD NOTES
Being all that certain tract or parcel of land lying and being situated in the JAMES ERWIN
SURVEY, A-119, Brazos County, Texas and being all of the 16.011 acre tract described in a deed
from Bandura Corporation to Indivisa Corporation recorded in Volume 3812, Page 317, Official
Records of Brazos County, Texas (O.R.B.C.) and being part of the 208.523 acre tract described in
the deed from Bandura Corporation to Indivisu Corporation recorded in Volume 3812, Page 320
(O.R.B.C.) and being more particularly described by metes and bounds as follows:
BEGINNING: ut a found 5/8-inch iron rod marking the east corner of Lot 1, Block 1, Sherwood
Heights Section 1 as recorded in Volume 353, Page 635, Brazos County Deed Records (B.C.D.R.),
the north corner of Sherwood Drive right-of-way (based on a 100-root width as shown on the
Sherwood Heights Section I plat) and the west comer of the called 10.86 acre Gandy Read right-of-
way dedication as recorded by correction deed in Volume 3360, Page 266 (O.R.B.C.);
THENCE: N 359 Ol' 51" W along the northeast line of said Sherwood Heights Section 1 subdivision
for a distance of 572.32 feet (called N 34' 19' 44" W - 572.33') to a found 5/8-inch iron rod at a
