I reviewed the above -mentioned FINAL PLAT - RESIDENTIAL application and determined it to
be incomplete. The following is the preliminary list of items needed to complete the submittal so
that staff may conduct a thorough review. Please submit the following information by 10 a.m. on
any Monday for review that week:
Proof of Authority for Lawrence Guseman to sign on behalf of Guseman Group,
LLC, the owner of the property according to the Warranty Deed provided.
Please note that it appears that this application will also need to request waivers to the
subdivision regulations regarding UDO Section 8.2.H.2 Platting and Replatting Within Older
Residential Subdivisions. If the application is not revised at this time, it will be required after the
application is reviewed by staff.
Please be aware that if this application is not completed before Monday, January 30, 2012, i
will expire and a new application and fees will be necessary to continue the platting process.

SUBJECT: 205 STERLING - Final Plat
Staff reviewed the above -mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, February 13, 2012, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, March 1, 2012, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
One (1) 24"x36" copy of the revised final plat;
Thirteen (13) 11"x17" copies of the revised final plat;
Parkland Dedication in the amount of $6,063 must be submitted prior to the filing
of the final plat;
One (1) Mylar original of the revised final plat (required after P&Z approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to:
P&DS—Digital_Submittal@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed your project will not be
scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at
the following web site on Monday the week of the P&Z meeting.

STAFF REVIEW COMMENTS NO. 1
Project: 205 STERLING (FP-REPLAT) - 11-00500191
PLANNING
1. Survey Note 6 states that the property is considered platted though it was not physically
included in the Richards Addition Subdivision. Please submit a copy of the Richards
Addition Subdivision for supporting documentation. The metes and bounds of the subject
tract state that the subdivision is filed at the Court House under Volume 137 Page 25.
2. Parkland dedication is required for the three new lots created by this plat. The fee
associated with this dedication is $2,021 per lot totaling $6,063 that must be paid prior to the
filing of this plat at the County Courthouse.
3. Since this property is part of a subdivision that was platted prior to July 15, 1970, each
newly created lot much meet or exceed the average lot width of all the lots on the block
(including the subject lot). Also, each lot must be at least 8,500 SF in area. Section 8.2.1-1.2
of the Unified Development Ordinance may be referred to for additional information. In
order to proceed to the Planning and Zoning Commission with the requested plat
configuration, waivers must be requested for these items and review criteria must be
addressed. Please revise and resubmit the plat application to reflect the waiver requests.
The fee associated with the waiver requests, $233, must be paid with the next submittal to
continue review.
4. Survey information should be removed from the Original Plat graphic. This submittal shall
be retained as survey documentation for this project file.
5. This plat must be tied to a College Station control monument.
6. Please label Lassie Lane and add the physical address of the property to the title block.
7. Please add a note stating the current zoning on the subject lot.
8. Please review Section 8.8 of the Unified Development Ordinance and revise the language
provided for the Certificate of Ownership and Dedication and the Certificate of the Surveyor,
which should also be labeled on the plat document.
9. The title block must read as follows:
Final Plat of Richards Addition Subdivision Block 2 Lots 11A, 11 B, 12A and 12B,
Being a Replat of Richards Addition Subdivision Block 2 Lots 11 and 12
Consisting of Four lots on 0.4954 acres
10. The metes and bounds description on the plat calls out Garland Mcilveen's lot as being part
of Block 2 instead of Block 1 as mentioned in the title report. Please revise.
11. Please place the blanket easement 981125 information in the notes section of the plat and
provide a brief description of its purpose and to whom it gives access.
12. The abutting property owned by McFall is shown differently on the original and replat
graphics. Please revise according to the approved Final Plat.
13. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter.
14. Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat.

ENGINEERING COMMENTS NO. 1
1. Our records indicate an existing 20' PUE along or adjacent to the rear property lines of the
subject re -plat. Please illustrate and provide volume and page of subject easement. If you
are unable to find the subject easement, please provide a 15-foot rear PUE as the City does
have an existing sanitary sewer main to the rear of the subject lots.
2. Applicant should understand that water and sanitary sewer services for these lots are the
responsibility of the developer/builder upon pulling building permits.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. 10' PUE along the Sterling Street Road frontage.
2. Developer provides temporary blanket easement for construction purposes or provides
descriptive easements for electric infrastructure as designed by CSU for electric lines (where
applicable, including street lights)
3. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
4. The following easements will be required: 5' PUE's on all other property lines in the re -plat.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull
boxes and secondary pedestals provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to:
wdavis@cstx.gov.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.
