Is there an additional detail provided for the screening along the loading dumpster area? The retaining wall and architectural screening are not referenced on the site plan/NRA for this area. What does the architectural screening consist of? The detail shown on sheet C1.2 does not list what it consists of. Latest NRA submittal includes these details; 2. All retaining walls over 6" in height will need to be treated so as to replicate stone, brick or wood. These details should be shown on the site plan and the building permit for the retaining walls. • Building permits will be applied for soon by structural consultant. See note on Sheet C1.2 for retaining wail sections. This note requires a separate building permit and surface treatment for concrete faces per NRA details; 3. The width of this easement doesn't need to be wider than 10 feet. 2. Provide a note stating the maintenance responsibilities of the Private Access Easement. 3. The shared driveway between BCS Heart, The Med and Aerofit does not appear to meet drive aisle standards. It measures out at less than 20', which is less than the minimum required fire lane width (20') and 2-way drive aisle width (23'). 4. The PAE between BCS Heart and Aerofit should be a private access easement. This will need to be filed prior to site plan approval. 5. Provide a detail for the dumpster showing gate movement and interior clearance. In addition a screening detail should be provided. 6. Provide a detail for the granite fines jogging path. 7. The most logical place for this appears to be at the northeast corner of the building. 13. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock (not loose), or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights -of -way, and adjacent property disturbed during construction. 2. There are several trees that are shown on the landscape plan that are not accounted for in the landscape legend (most notably adjacent to the metal buildings next to The Med). Is there a reason why these are not being counted (i.e. they were part of The Med's landscape plan)? 3. By my count there are 25 3.5" caliper Live Oaks (23 are listed) and 28 crepe myrtles (27 listed). Please revise the legend and adjust the point calculation. 4. Shrubs utilized for screening do not count towards meeting the landscaping point requirements. Please revise the point calculation. 5. FYI, there are only 324 1-gallon India Hawthorne shrubs labeled on the plan whereas the legend calls for 352, 6. Per UDO Section 7.9.F.3, the minimum allowable tree size is 2.5" in caliper size for building plots 150,000 sf or greater. 7. All easements on site are existing. Electric facilities will be designed within existing easements. 2. Developer provides temporary blanket easement for construction purposes or provides descriptive easements for electric infrastructure as designed by CSU for electric lines (where applicable, including street lights) 3. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull boxes and secondary pedestals provided by CSU). 8. Curbs to be marked "Fire lane, No Parking, Tow Away Zone" with a minimum of four (4") letters. 4) A "Knox Box" security key system is required on all buildings and a Knox Switch is required on all gated entrances. 5) F.D.C. locations will be within one hundred and fifty feet (150') of a fire hydrant and located on the "road side" of a structure. 6) Aerial Access Easement Roads having a twenty-six foot (26') width are required on structures thirty feet (30') or more in height.
