Hovde, Staff Planner SUBJECT: Lupes Tortilla - Site Plan Staff reviewed the above -mentioned site plan as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by any Monday at 10:00 a.m. for further staff review: City of College Station Transmittal Letter; Memo providing written responses to all of staff's comments (identify the specific page that each comment was addressed on or the reason for not addressing the comment); Nine (9) revised site plans; One (1) landscaping plan; Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. The drive aisle at the front door must be labeled on the plans and on the ground as one-way since it is too narrow for two-way traffic. 4: Since parking is being altered, bicycle parking must be brought into compliance. Please add two inverted U bicycle rack (accommodating 4 parking spaces) on a 9'x6' concrete pad located at least 3' from a parking space or building. �5. Draw a phase line around the areas being changed on site plan. ,&: The zoning information needs to be corrected. 7' Streetscaping does apply because the site has frontage on Lincoln Avenue. Please add 300 additional landscape points to the required point calculation, and an additional canopy tree within 50' of Lincoln Avenue right-of-way. 18. A 10% reduction in the landscaping points may be approved if the irrigation system used is _ a recognized water -conserving system. Provide a general note on the site plan that all roof and ground -mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 1.0. Provide a general note on the site plan that states the following: Exterior building and site lighting will meet the standards of Section 7.10 of the Unified Development Ordinance. The light source shall not project below an opaque housing and no fixture shall directly project light horizontally. Fixtures will be mounted in such a manner that the projected cone of light does not cross any property line. 11. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Reviewed by: Lauren A.
