THIS PARKING AGREEMENT is made and entered into as of October, 2011,
By and between Brazos Fellowship, 226 Southwest Pkwy., E, College Station, Texas 77840 and
Stuckey Jim, 242 Southwest Pkvvy., E, College Station, Texas 77840.
WHEREAS, Brazos Fellowship is the owner ofASHFORD SQUARE, BLOCK B, LOT 2-3 & 5-6 & LT 7
OF BK D, located at 226 Southwest Pkwy., E, College Station, Texas 77840 within the City of College
Station, Brazos County, Texas (herein after referred to as "Brazos Fellowship");
WHEREAS, Stuckey Jim, is the owner of Business Personal Property located at 242 Southwest Pkwy.,
E, College Station, Texas 77840, within the City of College Station, Brazos County, Texas (herein after
referred to as "State Farm Insurance');
WHEREAS in order to be used as a churching facility Brazos Fellowship requires additional off street
parking to comply with the parking requirement set forth by the City of College Station Unified
Development Code;
NOW, THEREFORE, in consideration of the mutual covenant and agreements set forth herein, the
sufficiency of which is hereby acknowledged, the parties hereby agree as follows:
1. Easement Purpose. To provide additional off street parking on evenings and weekends to
allow an addition to be built on the current facilities of Brazos Fellowship.
2. Grant of Easement. State Farm Insurance hereby grants Brazos Fellowship the exclusive
right to:
a. Use State Farm Insurance parking spaces Monday thru Friday from 6:30p.m. to
7:00a.m.
b. Use State Farm Insurance parking spaces on Saturdays and Sundays.
c. The easement is nonexclusive and irrevocable, but only for so long as the Brazos
Fellowship is used for the purposes of a churching facility.
d. This Easement shall remain in full force and effect for so long as the Brazos
Fellowship property is used for purposes of a churching facility. At such time
as the Brazos Fellowship property is no longer used for this purposes, the Easement
shall become null and void by its own terms, and State Farm Insurance shall not be
required to file any release, termination or other document to evidence the
termination of this Easement.
3. Retained Right f the Owner. The grant of the easement to Brazos Fellowship
notwithstanding��tt eland his clients may use the parking spaces on the same dates
and during the samer}iom s aseBrrazo`ts Fellowship.
MAINTENANCE & LIABILITY: by applicants
No portion of the drives or parking areas on the Brazos Fellowship property or the State Farm
Insurance property shall be used for any purpose other than authorized by this instrument and no
fence, barricade or improvement, other than the improvement to the Brazos Fellowship property
which gives rise to the need for this easement, shall be constructed by either party that would
prohibit the use of the easement granted herein.
It is mutually agreed that the intention of the parties is that this Agreement is for the private benefit
of the parties and their respective successors and assigns and shall be strictly limited to and for the
purposes herein expressed.
The rights and obligations contained in this Agreement and the terms and condition hereof shall be
deemed to be covenants running with the land and binding upon the parties and their respective
successors and assigns.

College Station, Texas 77840.
WHEREAS, Brazos Fellowship is the owner of ASHFORD SQUARE, BLOCK B, LOT 2-3 & 5-6 & LT 7
OF BK D, located at 226 Southwest Pkwy., E, College Station, Texas 77840 within the City of College
Station, Brazos County, Texas (herein after referred to as "Brazos Fellowship');
WHEREAS, Golden Keys Investments, LLC is the owner of ASHFORD SQUARE, BLOCK D, LOT 8D
and 8E located at 246 & 248 Southwest Pkwy., E, College Station, Texas 77840, within the City of
College Station, Brazos Comity, Texas (herein after referred to as "Golden Keys");
WHEREAS in order to be used as a churching facility Brazos Fellowship requires additional off street
parking to comply with the parking requirement set forth by the City of College Station Unified
Development Code;
NOW, THEREFORE, in consideration of the mutual covenant and agreements set forth herein, the
sufficiency of which is hereby acknowledged, the parties hereby agree as follows:

Fellowship property is used for purposes of a churching facility. At such time
as the Brazos Fellowship property is no longer used for this purposes, the Easement
shall become null and void by its own terms, and Golden Keys shall not be required
to file any release, termination or other document to evidence the termination of
this Easement.
MAINTENANCE & LIABILITY: by applicants
No portion of the drives or parking areas on the Brazos Fellowship property or the Golden Keys
property shall be used for any propose other than authorized by this instrument and no fence,
barricade or improvement, other than the improvement to the Brazos Fellowship property which
gives rise to the need for this easement, shall be constructed by either party that would prohibit the
use of the easement granted herein.
It is mutually agreed that the intention of the parties is that this Agreement is for the private benefit

WHEREAS, Brazos Fellowship is the owner of ASHFORD SQUARE, BLOCK B, LOT 2-3 & 5-6 & LT 7
OF BK D, located at 226 Southwest Pkvvy., E, College Station, Texas 77840 within the City of College
Station, Brazos County, Texas (herein after referred to as "Brazos Fellowship";
WHEREAS, Randy Michel Attorney at Law is the owner of Business Personal Property located at
232 Southwest Pkwy, E, College Station, Texas 77840, within the City of College Station, Brazos
County, Texas (herein after referred to as "Randy Michel");
WHEREAS in order to be used as a church facility Brazos Fellowship requires additional off street
parking to comply with the parking requirement set forth by the City of College Station Unified
Development Code;
NOW, THEREFORE, in consideration of the mutual covenant and agreements set forth herein, the
sufficiency of which is hereby acknowledged, the parties hereby agree as follows:
1. Easement Purpose. To provide additional off street parking on evenings and weekends to
allow an addition to be built on the current facilities of Brazos Fellowship.
2. Grant of Easement. Randy Michel hereby grants Brazos Fellowship the non exclusive right
to:
a. Use Randy Michel parking spaces Monday thru Friday from 6:30p.m. to 7:00a.m.
b. Use Randy Michel parking spaces on Saturdays and Sundays.
c. The easement is nonexclusive and revocable, but only for so long as the Brazos
Fellowship is used for the purposes of a church facility.
d. This Easement shall remain in full force and effect for so long as the Brazos
Fellowship property is used for purposes of a church facility. At such time
as the Brazos Fellowship property is no longer used for this purposes, the Easement
shall become null and void by its own terms, and Randy Michel shall not be required
to file any release, termination or other document to evidence the termination of
this Easement.
3. Retained Rights of the Owner. The grant of the easement to Brazos Fellowship
notwithstanding, Randy Michel and his clients may use the parking spaces on the same dates
and during the same hours as Brazos Fellowship.
MAINTENANCE & LIABILITY: by applicants
No portion of the drive or parking areas on the Brazos Fellowship property or the Randy Michel
property shall be used for any purpose other than authorized by this instrument and no fence,
barricade or improvement, other than the improvement to the Brazos Fellowship property which
gives rise to the need for this easement, shall be constructed by either party that would prohibit the
use of the easement granted herein.
It is mutually agreed that the intention of the parties is that this Agreement is for the private benefit
of the parties and their respective successors and assigns and shall be strictly limited to and for the
purposes herein expressed.
The rights and obligations contained in this Agreement and the terms and condition hereof shall be
binding upon the parties and their respective successors and assigns.

a. Use Golden Keys' parking spaces Monday thru Friday from 6:30p.m. to 7:00a.m.
b. Use Golden Keys' parking spaces on Saturdays and Sundays.
c. The easement is nonexclusive and irrevocable, but only for so long as the Brazos
Fellowship is used for the purposes of a churching facility.
d. This Easement shall remain in full force and effect for so long as the Brazos
Fellowship property is used for purposes of a churching facility. At such time
as the Brazos Fellowship property is no longer used for this purposes, the Easement
shall become null and void by its own terms, and Golden Keys shall not be required
to file any release, termination or other document to evidence the termination of
this Easement.
MAINTENANCE & LIABILITY: by applicants
No portion of the drives or parking areas on the Brazos Fellowship property or the Golden Keys
property shall be used for any purpose other than authorized by this instrument and no fence,
barricade or improvement, other than the improvement to the Brazos Fellowship property which
gives rise to the need for this easement, shall be constructed by either party that would prohibit the
use of the easement granted herein.
It is mutually agreed that the intention of the parties is that this Agreement is for the private benefit
of the parties and their respective successors and assigns and shall be strictly limited to and for the
purposes herein expressed.

Station, Brazos County, Texas (herein after referred to as "Brazos Fellowship';
WHEREAS, Randy Michel Attorney at Law is the owner of Business Personal Property located at

County, Texas (herein after referred to as "Randy Michel');
WHEREAS in order to be used as a church facility Brazos Fellowship requires additional off street
parking to comply with the parking requirement set forth by the City of College Station Unified
Development Code;
NOW, THEREFORE, in consideration of the mutual covenant and agreements set forth herein, the
sufficiency of which is hereby acknowledged, the parties hereby agree as follows:

2. Grant of Easement. Randy Michel hereby grants Brazos Fellowship the non exclusive right
to:
a. Use Randy Michel parking spaces Monday thru Friday from 6:30p.m. to 7:00a.m.
b. Use Randy Michel parking spaces on Saturdays and Sundays.
c. The easement is nonexclusive and revocable, but only for so long as the Brazos
Fellowship is used for the purposes of a church facility.
d. This Easement shall remain in full force and effect for so long as the Brazos
Fellowship property is used for purposes of a church facility. At such time
as the Brazos Fellowship property is no longer used for this purposes, the Easement
shall become null and void by its own terms, and Randy Michel shall not be required
to file any release, termination or other document to evidence the termination of
this Easement.
3. Retained Rights of the Owner. The grant of the easement to Brazos Fellowship
notwithstanding, Randy Michel and his clients may use the parking spaces on the same dates
and during the same hours as Brazos Fellowship.
MAINTENANCE & LIABILITY: by applicants
