The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by any Monday at 10:00 a.m. for further staff review: City of College Station Transmittal Letter; Memo providing written responses to all of staff's comments (identify the specific page that each comment was addressed on or the reason for not addressing the comment); Seven (7) complete sets of site civil construction documents for the proposed development with the revised site and landscaping plans attached (one set will be returned to you, please submit additional copies if you want more than one approved set); Two (2) revised site plans; One (1) landscaping plan; One (1) 1 1x1 7 grading and erosion control plan; Easement Dedication Sheet and required documents (please note that the Site Plan will not be stamped approved until the Blanket Easement, or all other appropriate easements, have been dedicated to the City of College Station). On the location map, please locate streets and bold the site boundary. 2. Lot 1 Block C is zoned A-P Administrative Professional. Please revise. 3. For parking islands that are being altered due to the proposed building's configuration, please show that the square footage meets or exceeds the required 180 square feet. N oT 4. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Reviewed by: Morgan Hester, Staff Planner Date: December 1, 2011 LANDSCAPING/STREETSCAPING/BUFFER 1. Please provide a line table to reference as a legend. 2. Per the UDO, Section 7.5.E, please provide the following: • The dimensions of the tract; • Topographic information; • Location and dimensions of existing and proposed structures, drives, sidewalks, and fences; • The location of existing and proposed utilities and all easements on or adjacent to the lot; and • An indication of adjacent land uses, existing development, and roadways. 3. Due to the possibility of text running together after scanning for our records, please use a larger font throughout the plan (notes, plant schedule, notes within site, etc.). 4. Please move the general notes #7, #8, and #9 from the site plan to the landscape plan. Reviewed by: Morgan Hester, Staff Planner Date: December 1, 2011 ENGINEERING COMMENTS NO. 1 1. C06b — The water meter is currently located in an island and will need to be relocated to an area outside of pavement. 2. C06b — Please show the locations of the PUEs. 3. C-04 — Please clearly label all proposed contours. 4. C-04 — The maximum slope along a fire lane is 6%. Please revise. 5. C-04/Site Plan — Our standard 6-inch curb are required along the front of the church between the church and the parking lot. Additionally, please provide handicapped ramps. 6. Fire Flow Report — Since there are other fire hydrants available to serve the building, please revise the report to utilize 2 hydrants rather than assuming that one could provide 9100 gpm. 7. Cost Estimate — It does not appear that any public infrastructure is being added, so the cost estimate may be disregarded. 8. WaterMastewater Reports — Please use the International Plumbing Code to estimate the peak demands based on fixture units. 9. Drainage Report — Please provide the required Drainage Certification per Section III.C. of the B/CS Unified Stormwater Design Guidelines. 10. Drainage Report — Please provide combined hydrographs that show the pre- and post - development runoff for each storm event. 11. Site Plan — Please indicate how the service line is connecting to the water main. 12. Site Plan — Show and label the location of the FDC. 13. Site Plan — Show and label the water meters with sizing information. 14. Site Plan — Please revise the "City of College Station Easement" labels to say "PUE." 15. Site Plan — On the north side of the property, the 24-ft PAE should be V.590, P.269. 16. Site Plan — On the east side of the property, the 64-ft PPE should a 64-ft PUE. 17. Site Plan — Our records also show a 20-ft parking easement on the east side of the eastern most drive aisle. 18. Site Plan — Please label the 40-ft PUE along the southern drive aisle. 19. Site Plan — Please update the water, sewer, and fire flow demands in the Utility Demands table. 20. Site Plan — Please provide a note regarding fire lane markings or signage. Reviewed by: Erika Bridges Date: December 5, 2011 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. All easements on site are existing. Electric facilities will be designed within existing easements. 2. Developer provides temporary blanket easement for construction purposes or provides descriptive easements for electric infrastructure as designed by CSU for electric lines (where applicable, including street lights) 3. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. 4. If applicable, the following easements will be required: • Additional easements may be needed depending on electrical loading. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull boxes and secondary pedestals provided by CSU). 8. Developer provides load data to CSU as soon as it is available to avoid construction delays. Delivery time for transformers not in stock is approximately 40 weeks. 10. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as designed by CSU. 11. Please make adjustments to discussed end islands so that they comply with the 180 or 360 square foot size requirement. 2. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review.
