The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, November 14, 2011, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, December 1, 2011, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Preliminary Plat; and Thirteen (13) 11" x 17" copies of the revised Preliminary Plat. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.-gov/pz Please note that a Mylar original of the revised preliminary plan will be required after P&Z approval and prior to processing subsequent final plats. It appears that Anasazi Bluff Drive is a cul-de-sac that exceeds 2,000 feet in length. Per the subdivision regulations in place at the time Indian Lakes master plan was approved, the permitted cul-de-sac length is exceeded. Please revise. 2. Per subdivision regulations, minimum lot width is 100'. Please revise. 3. The phase number labels bordering Phase 13 are incorrect. They should be phases 8 or 11. Please revise. 4. FYI — Proof of establishment of an HOA and perpetual maintenance for Common Areas will be required at the time of the Final Plat. Please add a 20-ft PUE along the rear of all lots. 2. Please label the contours more frequently. 3. Please verify that Private Drainage Easements are not needed on or between any of the proposed lots. It appears that drainage may naturally be traversing some of the lots currently. 4. Please add a note that all public infrastructure will be designed and constructed per the B/CS Unified Design Guidelines.
