SUBJECT: Lakeridge Townhomes Ph 2b (SP)- Site Plan
Staff reviewed the above -mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information by any Monday at 10:00 a.m. for further staff review:
City of College Station Transmittal Letter;
Memo providing written responses to all of staff's comments (identify the specific
page that each comment was addressed on or the reason for not addressing the
comment);
Seven (7) complete sets of site civil construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set);
Two (2) revised site plans;
One (1) landscaping plan;
One (1) 11x17 grading and erosion control plan;
Easement Dedication Sheet and required documents (please note that the Site
Plan will not be stamped approved until the Blanket Easement, or all other
appropriate easements, have been dedicated to the City of College Station).
OR
Four (4) revised site and one (1) landscaping plan;
$44,442 Parkland Dedication fees prior to issuance of a building permit;
Easement Dedication Sheet and required documents (please note that the Site
Plan will not be stamped approved until the Blanket Easement, or all other
appropriate easements, have been dedicated to the City of College Station).
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are

PLANNING
1. If ramps are provided in front of building 20, please indicate with labeling.
2. Please make permanent changes to notes about water and sanitary demands on the Overall
Layout and Site Plan.
3. It appears that there are several handicapped ramps that do not have a connection to
surrounding sidewalks or other infrastructure. Please explain.
4. As an FYI, if the privacy fence separating Phase 213 and Phase 1 D is taller than 8', a
building permit will be required.
5. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

LANDSCAPING/STREETSCAPING/BUFFER
1. At building 20, the count for Dwarf Buford Holly is incorrect. Also, the total number of Snow
White Indian Hawthorns in the Landscape Schedule is not correct. Please revise both.
2. Please revise the Landscape Schedule to show that Belinda's Dream Rose is worth 10
points.
3. The required points needed for canopy trees for this phase is lacking by 38. Please provide

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

ENGINEERING COMMENTS NO. 1
1. Please submit a cost estimate and NOI.
2. FYI... Additional Development Permit Fee in the amount of 1% of the total public
infrastructure cost may be required (if that amount exceeds the minimum $600).
3. FYI ... All sheets (excluding standard details) need to be sealed by the design
engineer.
4. Water Report - Please provide a paragraph indicating the required fire flow per
building per the International Fire Code.
5. Please submit PUE dedication application. FYI ... This easement will need to be
dedicated prior to issuance of CO.
6. Sh.02 - Please move the private storm sewer inlet on the northern side of the
phase out of the PUE.
7. Sh.02 - General Note #2 should reference the 2009 BCS Guidelines.
8. Sh.02 - Please add a note stating the building material type, square footage, and
required fire flow.
9. Sh.02 - Please show and label all proposed PUEs.
10. Sh.02 - Please label all FDCs, isolation valves, and meters.
11. Sh.03 - Please label top -of -pavement flowlines at curb inlets.
12. Sh.03 - Please provide inlet protection at the Phase 2A curb inlet adjacent to this
section.
13. Sh.05 - Can the fire and domestic lines serving Building 19 be shortened so that
the PUE doesn't need to cross the sidewalk?
14. Sh.05 - Can the fire and domestic lines serving Building 29 be moved to the
nearby median?
15. Sh.05/06 - Please maintain 18 inches of vertical separation between water lines
and electrical conduit.
16. Sh.05/06 - Please remove FDCs from PUEs where possible.
17. Sh.05/06 - Verify that all water infrastructure, including fire hydrants, are at least
5.5-ft from the edge of PUEs.
18. Sh.06 - Where the waterline crosses the sanitary sewer, please note the
separation distance and TCEQ requirements for water/sewer crossings.
19.Sh.06 - WL "B" and WL "H" may have stub -outs for future water service, but
water meters should not be added until the future buildings are being site
planned.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Some easements on site are existing. Electric facilities will be designed within
existing easements.
2. Developer provides temporary blanket easement for construction purposes or
provides descriptive easements for electric infrastructure as designed by CSU for
electric lines.
3. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
4. Conduit routing is not per our design and therefore not acceptable. See note 1
below.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing
devices and extend as required.
5. If conduit does not exist at designated transformer or other existing devices,
developer will furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc)
per CSU specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design
(pull boxes and secondary pedestals provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan.

9. Developer provides load data to CSU as soon as it is available to avoid construction
delays. Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide
electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and
conduit routing as designed by CSU.
