Requirements — 10.434 acres @ Intersection of Cain Rd & Holleman South Dear Mr. Guerra, Thank you so much for your help on the Re -Zoning Application and subsequent Traffic Impact Analysis (T.I.A.) for the above referenced project. The purpose of this letter and accompanying Exhibit `A' is to illustrate the over-all right-of-way burdens on this tract and to summarize the proposed dwelling unit capacity for an R-6 Multi -Family Re -Zoning (Apartments). As you well know, the Maximum allowable dwelling units (D.U.) per acre for an R-6 Zoning are 30. While the current raw tract of land is 10.434 acres, it truly only has 7.973 acres to develop for apartments. This is because of the projected right-of-way dedications for city thoroughfares required by this tract by the following: 1. Cain Road Extension: 1,0551f of 77' R-O-W; thus 1.865 acres lost 2. Holleman South R-O-W Expansion: 439.6 if of 14' of R-O-W, thus 0.141 acres lost 3. Adjoining Property Extension: 3961f of 50' R-O-W, thus 0.455 acres lost This totals 2.461 acres lost property to Right -of -Way dedication yielding 7.973 acres of developable land. With the R-6 Zoning maintaining a maximum of 30 D.U. per acre, the maximum amount of dwelling units possible 239 d.u. With this amount, it is my request for my client's Re -Zoning Application to be exempt from providing another T.I.A. for this area. Please see Exhibit `A' attached.
