SUBJECT: CEDAR CREEK PLAZA (PP) - Preliminary Plan
Staff reviewed the above -mentioned Preliminary Plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Tuesday, October 18, 2011, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for Thursday, November 3, 2011, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue:
One (1) 24" x 36" copy of the revised Preliminary Plan; and
Thirteen (13) 11" x 17" copies of the revised Preliminary Plan.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed, your project will be
pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed
on a future agenda once all the revisions have been made and the appropriate fees paid. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plan will be required after P&Z
approval and prior to processing subsequent final plats. If you have any questions or need

PLANNING
1. Is future head -in parking facing North Graham Road anticipated? If so, the proposed 25-foot
private cross access easement should be moved further away from North Graham Road to
where the drive aisle would likely be located.
2. Please verify the cross section of the proposed drive aisle for the Public Way with minimum
3 feet of green space and minimum 5-foot wide sidewalks on each side fit within the
proposed Public Access Easement.

ENGINEERING COMMENTS NO. 1
1. Please verify that all waterlines, including fire hydrants, are at least 5.5-ft from the edge of
the proposed PUE.
2. Please label the detention pond as "Private."
3. Please verify that an offsite drainage easement will not be needed for pond discharge.
4. Add a note indicating that Wellborn SUD will be serving the property.
5. Label the horizontal curve radius of the public way.
6. Please add a note that offsite easements will be obtained with the final plat for the extension
of water and sanitary sewer infrastructure.
7. Label the portion of the Public Way that will be built with future development.

1. Project location is outside of College Station Utilities certification area. CSU will not provide
electric service to this project.

1. (Repeat) Label the horizontal curve radius of the public way.
- The minimum horizontal curve radius for a public way is 200-ft. Please revise.
2. (Repeat) Please verify that an offsite drainage easement will not be needed for pond
discharge.
- FYI ... Based on the contour data for the adjacent site, it looks like a drainage
easement will be needed with site development to convey the drainage through
the adjacent site.
