The Public Way through this tract connects to the adjacent Subdivision in the center of a lot, causing that lot to not be developable. Also, if the Public Way was extended in a straight line to Rock Prairie Road West, it would not meet driveway separation distance from General Parkway. I have met with the adjacent landowners, the Mikeska's, and they requested the alignment of the Public Way be revised as shown on the attached sketch. 1 feel this alignment change is minor and the intent of the Concept Plan is still achieved. Also, the Mikeska's requested the extension of the public sewer and water lines to Cedar Creek Plaza be located on either side of the fixture public way shown on the sketch. Easements for the water and sewer lines will be dedicated by separate instruments once it has been confirmed by staff that this alignment for the public way and utility lines are acceptable.
