The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by any Monday at 10:00 a.m. for further staff review: City of College Station Transmittal Letter; Memo providing written responses to all of staff's comments (identify the specific page that each comment was addressed on or the reason for not addressing the comment); Seven (7) complete sets of site civil construction documents for the proposed development with the revised site and landscaping plans attached (one set will be returned to you, please submit additional copies if you want more than one approved set); Two (2) revised site plans; One (1) landscaping plan; One (1) 11x17 grading and erosion control plan; Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. The Paving Plan on Sheet C31 was used for site plan review. However, a site plan needs to be submitted as a stand-alone document for the next round of review. 2. The key map, building square footage, building height, topographic and grading information, building and parking setbacks, parking island square footage, and curb and pavement detail must be added to the site plan. If the grading and topo are not added to the site plan, the grading plan must be submitted with the site plan. 3. Label the number bike parking spaces, knox box, utility meters, and fire hydrant. 4. The fire lane stripe information should be the same as shown in the City of College Station Site Design Standards. 5. All easements should be labeled with their volume and page number. 6. The Seminole and Devon easement labels need to be moved so as to be visible. 7. Please dimension the throat depth (minimum 130' from Hwy. 40 pavement edge), crosswalk, sidewalk, driveway entrance width, drive-thru by-pass lane, drive-thru lane. 8. Please dimension the dumpster pad enclosure, bike rack pad, and queuing spaces (10'x18.5'). The interior measurement of the dumpster enclosure must be 12'x12'. 9. There should be four queuing spaces to the order box and three from the order box to the window. 10. A detail of the dumpster screen must shown on the site plan, or a description of the screening method can be added. 11. A bike rack detail must be shown on the site plan. The inverted U detail can be found in the City of College Station Site Design Standards. 12. The crosswalks must be 5' wide. 13. The drive -through area appears to be just short of 22' wide, as required. 14. End islands must be as deep as the abutting parking space. 15. Existing crosswalks on the common drives need to be shown. 16. Please project a crosswalk and sidewalk to the Lot 17 along the front portion of the lot. 17. Parking space calculation must be shown (2949 SF/100=29.49 spaces=30 spaces). 18. Parking island calculation must be shown ((25 interior spaces/15)/*180 square feet=300 square feet). 19. Please add a note that all signs are permitted separately. 20. Please add a note that states that this lot is part of Building Plot d.) as shown on the Preliminary Plat of the Tower Point Subdivision. The building plot is for the purpose of signage, landscaping, and Non -Residential Architectural Standards as applicable to building plots over 150,000 square feet. 21. Provide a general note on the site plan that all roof and ground -mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 22. Provide a general note on the site plan that states the following: Exterior building and site lighting will meet the standards of Section 7.10 of the Unified Development Ordinance. The light source shall not project below an opaque housing and no fixture shall directly project light horizontally. Fixtures will be mounted in such a manner that the projected cone of light does not cross any property line. 23. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Curbs to be marked "Fire lane, No Parking, Tow Away Zone" with a minimum of four (4") letters. The fire lane stripe information should be the same as shown in the City of College Station Site Design Standards. 5) A "Knox Box" security key system is required on all buildings and a Knox Switch is required on all gated entrances. 6) Commercial construction requires a fire hydrant within three hundred feet (300') from the main entrance and within four hundred and fifty feet (450') from any part of a structure. This will prevent delays in energizing electrical infrastructure until easements requested below (#4 this section) are finalized. 2. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. 3. Landscape plan shows 2 red oaks (one each side of transformer) that do not meet clearance requirements. Tree canopies cannot encroach over top of transformer. 4. The following easements will be required: • Additional 10' PUE along entire length of property bordering Private Drive H. • 10' PUE along entire length of property bordering lot 17. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. 4. Developer will intercept existing conduit at designated stub outs, transformers or other existing devices and extend as required. 5. If conduit does not exist as shown at stub out locations, designated at transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. 7. Developer installs pull boxes if required per CSU specs and design (pull boxes provided by CSU). 8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan.
