Please adjust the building position to meet this Fire Code requirement. V2. Please revise the application to state that the project is vested to the master plan (including the date of master plan) which predates annexation. \,,3 A building plot note must be added that states, "TDI Brooks International Center is to be considered one building plot for the purpose of signage, Non -Residential Architectural Standards, and landscaping in accordance with ordinances regarding building plots over square feet in area." The blank shown here needs to be filled in with either 20,000 or 50,000. This number should be determined by the estimated building out of the entire development. Please be aware that development will not be allowed to exceed the square footage maximum allowed by the specified standard. ✓4. • Please add the blanket easement note from the final plat. tX. -Each easement must be labeled with its volume and page number. Please make all PUE lines the same. 1 Width varies is adequate information for the right-of-way, but please add a couple points of measurement. Also, please make sure that each island is labeled with its square footage. 13. The transformer location is not a position that is safe for BTU electrical workers. Please relocate the transformer outside of the enclosed area, or move it further from the wall. However, there are several breaks n the curb for unidentified reasons. Please revise. J 9. The curb needs to be removed for the ADA ramp. 20. Sheet Cl: The arrow pointing to "P.U.E. Width Varies" along South Dowling is pointing to the 12" water line. 21'. Sheet Cl: The metes and bounds of the property appear to be 5' too long, according to the final plat. 22. Sheet Cl: Please add the owner's name to Lot 11 Shiloh Subdivision, and the zoning of each abutting property. 23. Sheet Cl: The setback against the Benton tract should be a rear setback. 24. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. A general note must be included that states that non -canopy trees will be measured on a single cane 12" from grade. 3. FYI... Existing trees over 4"caliper are worth more landscape points than new trees. 4. On the new plant legend: *add a caliper size of the Bur Oak and each non -canopy tree *1.5" caliper trees are worth 75 points each not 150 as shown /5. , Please adjust the plan scale at the bottom of the sheet. 1,6:. What are the long-range plans for Private Drive 2? 10. C2 — Please verify that the entire waterline, including the fire hydrant, are at least 5.5-ft away from the edge of the PUE. 11. C3 — The driveway with the proposed "Construction Exit" does not meet driveway spacing and should be removed. 14. C3/C4 — The Grading and Erosion Control Plans need to include the proposed retention pond and associated erosion control. 15. C4 — Please label the longitudinal slopes of the swales. 16. C4 — Provide a typical detail for the proposed swales. 17. C4 — The grading behind the building should be graded at a 3:1 slope or less. 18. C4 — Label the length of each proposed curb opening. 19. Water Report — The "General Note' section states that 6" rather than 4" lines will be extended to serve the building. 20. Drainage Report — Please verify that the maximum 6" ponding in the parking lot is not being exceeded. 21. Drainage Report — Please submit pond hydrographs and HEC data. 22. Drainage Report — Please clearly label the permanent pool elevation and 100-yr WSE of the pond on Exhibit C. 23. Drainage Report — Please label the discharge pipe flowline and slope. 24. Drainage Report — The elevation of the weir crest should be no less than the 100-yr WSE. 25. Reviewed by: Gilbert Martinez Date: September 2, 2011 FIRE 1) No combustibles will be allowed on site until all-weather roads and fire hydrants have been accepted by the City. 2) No more than a six percent (6%) grade is allowed on any length of fire lanes. 3) Fire lanes will be constructed using the "Fire Apparatus Turning Radius Template' and have a fire lane sign at the entrance. Curbs to be marked "Fire lane, No Parking, Tow Away Zone" with a minimum of four (4") letters. 4) A "Knox Box' security key system is required on all buildings and a Knox Switch is required on all gated entrances. 5) Commercial construction requires a fire hydrant within three hundred feet (300') from the main entrance and within four hundred and fifty feet (450') from any part of a structure. 6) F.D.C. locations will be within one hundred and fifty feet (150') of a fire hydrant and located on the "road side" of a structure. 7) Aerial Access Easement Roads having a twenty-six foot (26) width are required on structures thirty feet (30') or more in height. 8) Fire Lane sign required at the entrance of the existing drive.
