The following page is a list of staff review comments detailing items that need to be addressed. Please address all Comments and submit the following information by Monday, September 12th, 10:00 a.m., for your project to be placed on the next available Planning &Zoning Commission (P&Z) meeting scheduled for October 20th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue: One (1) 24"x364 copy of the revised Rezoning Map; Thirteen (13) 11"x17" Copies of the revised Rezoning Map; _ One (1) copy of the digital file of the revised rezoning Metes & Bounds on diskette or e-mail to P&DS—Digital—Submittal@csb(.gov. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review Comments Contained herein. If all required items are not received, your project will be not be scheduled on the P&Z agenda. Your project may be placed on a future agenda once all comments have been addressed and the appropriate re -advertising fees paid. Any additional cha,ges on these plane that have not been punted put to the City, will constitute a completely new review. 1 or2 STAFF REVIEW COMMENTS NO. 1 Project: CASTLEGATE II (REZ) — (11 -00500125) PLANNING 1. Provide written legal descriptions on the rezoning map. 2. Change title block to remove'Castlegate II Subdivision Section 200 and Adjoining Parcels' to list the acreage to be rezoned to R-1 and R-18. It should be something similar to the following: Tract 1 - 0.15 acres Tract 5 — 4.52 acres Current Zoning A-O Current Zoning A-O Proposed Zoning R-1 Proposed Zoning RAB Robert Stevenson League A-54 Brazos County, Texas 3. Remove lot boundaries/references/labels and streets in the Castlegate II area from the rezoning map. Most of what is shown does not exist currently and/or has not been platted/recorded at the courthouse. Exhibit A that was provided with the rezoning request can serve to show additional information, such as the current and future layout. As the adjacent flood plain area is being utilized for a retention/detention facility, are the proposed RI-B lots located outside the ultimate water surface elevation of the storm water mitigation facility during various storm events and orifice blockage scenalli 2. The 100-yr flood plain designated area appears to cross Norwich Drive, encroach the 1.69 acres Common Area and extend into Victoria Avenue. The portion of land within the 1.69 acre Common Area and considered a part of "Parcel 4" should remain AO as this area is currently designated flood plain and proposed to be a common area on the preliminary plat.
