As an fyi, the metes and bounds description for the subject property does not close. This will be
a first round review comment.

SUBJECT: INDIAN LAKES PH 12 (PP) - Final-P-W
Staff reviewed the above -mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, August, 15, 2011, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, September 1, 2011, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
One (1) 24"x36" copy of the revised final plat;
Thirteen (13) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat (required after P&Z approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to:
P&DS—Digital—Submittal@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed your project will not be
scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at
the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

PLANNING
1. Metes and bounds do not close. Please provide accurate enclosure measurements.
2. Please show the total number of lots in the title block.
3. If there are wooded areas within Phase 12, please indicate with appropriate labeling.
Also, the abutting Indian Lakes phase needs to be labeled.
4. In the notes, provide information describing who will be providing electricity to the
development.
5. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.
6. Please note that you may be required to submit paid tax certificates if they are not
current prior to the filing of your plat.
7. The construction documents and reports are still under review and may affect the plat.

ENGINEERING COMMENTS NO. 1
1. Please add a note with a legend of typical abbreviations.
2. Please add the recordation information for the adjacent Indian Lakes Ph. X final plat.
3. Based on the topography of the land, there are several areas that be considered
"drainage ways." Note #11 may need to be clarified to indicate which lots these
drainage ways would pertain to.
4. Please show the limits of the HOA easements and PUEs.
