THE LAND REFFERRED TO IN THIS REPORT IS DESCRIBED AS FOLLOWS:
METES AND BOUNDS description of all that certain tract of land lying and being situated in the
ROBERT STEVENSON LEAGUE, Abstract No. 54, Brazos County, Texas. Said tract being the
remainder of a called 0.44 acre tract of land as described by a deed to Steven Brock and Sharon Brock,
recorded in Volume 8903 Page 96 of the Official Public Records of Brazos County, Texas and the
remainder of a called 4.523 acre tract of land as described by a deed to Steven J. Brock and Sharon
Brock recorded in Volume 6686, Page 70 of the Official Public Records of Brazos County, Texas.
Said tract being more particularly described by metes and bounds as follows:
BEGINNING at a 1/2 inch iron rod set on the northwest line of Barron Road (90' R.O.W.) marking the
east corner of said remainder of 0,44 acre tract and the south corner of a called 2.961 acre tract of land
as described by a deed to Aggie Assets LLC, recorded in Volume 8070, Page 226 of the Official Public
Records of Brazos County, Texas;
TIIENCE: S 42' 35' 06" W along the northwest line of Barron Road (this line used for bearing
orientation honoring the deed call bearing of Barron Road R.O.W., 7871/1), at 29.96 feet pass a 1/2 inch
iron rod found marking the common corner of said remainder of a called 0.44 acre track and said 4,523
acre tract, continue on for a total distance of 330.39 feet to a 1/2 inch iron rod set marking the south
corner of this herein described tract and the east corner of the reminder of a called 5 acre tract of land as
described by a deed to Charles Bullard Carnes and wife, Lynn Anderson Carnes recorded in Volume
433, Page 14 of the Deed Records of Brazos County, Texas;
THENCE: N 48' 14' 22" W along the common line of said remainder of 5 acre tract and said 4.523 acre
tract for a distance of 656.69 feet to a 1/2 inch iron rod found on the southeast line of a called 65.369
acre tract of land as described by a deed to Edelweiss Garten Venture, recorded in Volume 5327, Page
118 of the Official Public Records of Brazos County, Texas. Said iron rod found marking the north
corner of said remainder of 5 acre tract and the west corner of this herein described tract;

THENCE: N 44' 54' 17" E for a distance of 331.06 feet to a 3/8 inch iron rod found marking the north
corner of said remainder of 0.44 acre tract and the west corner of a called 2.00 acre tract of land as
described by a deed to Joseph Alcaraz and wife, Barbara Ann Alcaraz and Robin Alcaraz recorded in
Volume 623, Page 311 of the Deed Records of Brazos County, Texas;
THENCE: S 48' 13' 15" E along the southwest line of said 2.00 acre tract and said 2.981 acre tract for a
distance of 643.29 feet to the POINT OF BEGINNING containing 4.931 acres of land, more or less.

SCHEDULE B EXCEPTIONS
a. Easements or claims of easements which are not recorded in the public records of
Brazos County, Texas.
b. Blanket Easement granted to Sinclair Refining Company by Abraham Hensarling and
wife, Mary Hensarling as set out in instrument dated April 15, 1947, recorded in
Volume 132, Page I I I of the Deed Records of Brazos County, Texas.
C. Blanket Easement granted to Lone Star Gas Company by Mary Hensarling Stevens and
husband, S. M. Stevens as set out in instrument dated December 18, 2050, recorded in
Volume 148, Page 40 of the Deed Records of Brazos County, Texas.
d. Easement granted to Wellborn Water Supply Corporation by Don Dillon and D. Brooks
Cofer, Jr., dba Cofer & Dillon as set out in instrument dated October 6, 1965, recorded
in Volume 254, Page 292 of the Deed Records of Brazos County, Texas.
e. Easement granted to City of College Station by Steven J. Brock and wife, Sharon Brock
as set out in instrument dated September 25, 2009, recorded in Volume 9328, Page 186
of the Official Public Records of Brazos County, Texas.
f. Royalty interest in the oil, gas and other minerals in and under the herein described
property reserved in deed from Delbert O. Black and wife, Wilma J. Black to Dennis B.
Herd and wife, Esther C. Herd dated October 15, 1979, recorded in Volume 436, page
43, Deed Records of Brazos County, Texas. Title to this interest not investigated
subsequent to date of said instrument.
g. Estate created by oil, gas and mineral lease granted to Jordan Engineering, Inc. by
Delbert O. Black and Wilma June (Billie) Black by instrument dated April 19, 1979,
recorded in Volume 35, Page 457 of the Oil, Gas and Mineral Lease Records of
Brazos County, Texas, and all terms, conditions and stipulations contained therein.
Title to this lease has not been investigated subsequent to date thereof.
h. All leases, grants, exceptions or reservations of coal, lignite, oil, gas and other minerals,
together with all rights, privileges and immunities relating thereto, appearing in the
Public Records whether listed in Schedule B or not. There may be leases, grants,
exceptions or reservations of mineral interest that are not listed.

CURATIVE MATTERS
This report does not cover matters of survey, including, but not limited to discrepancies, conflicts
or shortages in area of boundary lines or any encroachments or protrusions or any overlapping
improvement.
2. Standby fees, taxes and assessments have not been investigated.
This report is prepared and delivered with the express understanding and agreement, evidenced by the
acceptance hereof, that the undersigned is not rendering an opinion as, to the title to the land under
investigation herein, and while believing its construction of the records as hereinabove set out to be true
and correct, still will incur no liability beyond the fee paid for this report by reason of such construction,
nor will it be liable for any error or omission of any kind whatsoever. This report is prepared for
informational dtl�/dpurposes only, exclusively for the party paying the fee.
