SUBJECT: 1501 LYNX COVE (ZBA) — Variance Request
Staff reviewed the above -mentioned variance request as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday
June 6, 2011 at 10:00 a.m. your project will be scheduled for the next available Zoning
Board of Adjustment (ZBA) meeting on Tuesday, July 5, 2011, 6:00 p.m. in the City
Hall Council Chambers, 1101 Texas Avenue.

Please note that as a courtesy the City of College Station will put out and pick up public

PLANNING
1. On page 2 of the application, under item #1, please revise to state the specific
amount or distance that you need the setback reduced. For example; since this is
considered a rear setback, the requirement is 20 feet from the property line. If you
would like the setback to be a 7.5-foot setback then you are requesting a variance of
12.5 feet from the rear setback requirements of Section 6.4.13.4.
2. The special condition you've provided in item #2 does not qualify as a special
condition of the property. Please revise this item to identify a special condition of the
property, related to a physical characteristic of the property.
3. 1 wanted to point out that the plat filed for record for the Cat Hollow Subdivision ( Vol.
2295, Pg. 79 & 81) does not identify any specific setback information on it, other
than a note stating that all setback will "in accordance with the City of College
Station Zoning Ordinance No. 1638." The setbacks listed in that ordinance are the
same as the standards that are in place today.
